This study aims to obtain the form of project work network in the Probolinggo City Hospital Development Project, to determine the effect of accelerating the duration of Probolinggo City Hospital Development work on network planning and to find out the amount of costs incurred before and after the acceleration of the duration of project work. The method used is the acceleration method with modification of the scheduling of the CPM model. CPM method planning is a recommendation in choosing from many existing methods, because there is a calculation of the earliest time the project starts, the last time the project starts as well as the earliest time to finish and the last time to finish so that it can be known the time lag of all activities. Data Used are primary and secondary data related to the sequence and relationship of activities, implementation time and cost budget plan (RAB). In this thesis, the author takes scheduling data from the Probolinggo City Hospital Development Project which will be used as the basis for writing this thesis in conducting CPM analysis and accelerating the duration of work with additional overtime working hours and calculating the total cost of the acceleration to be used as comparison material in the writing results. Based on the analysis that has been carried out using the Microsoft Project 2016 application, the normal duration of structural work is 81 working days and has 18 critical units of 31 work items. After the acceleration was carried out, there was a decrease in the duration of the work of the structure to 74 working days. The difference in duration decrease was 7 days or 9.45%. The total initial cost with the normal duration for structural work is IDR 28,563,131,560, while after acceleration, the project cost for structural work becomes IDR 28,635,083,793
Abstract-A performance-based contract was applied the past 7 years in Indonesia, as an effort to create a fair and optimal risk sharing between the government and private sector. Performance-based contracts could potentially give rise to various benefits to the road management, contractor and road user. The benefit of the application of PBC is the declining cost, especially life cycle cost, ensuring the road handling and road performance. This indicates that the financial aspect and performance of the services can be a major consideration for a switch from the application of the traditional approach to the PBC. In addition to the benefits of the economic aspects, the success of PBC also determined from various aspects that influence each other, namely the social aspect and environmental aspects. This paper analyses the sustainability of PBC implementation that suits the Indonesian national road management system based on literature review. Sustainability of implementing PBC in Indonesia should pay attention to the main effort to success PBC, namely: long-term contract, a degree of freedom of the contractor in innovation, a balanced risk among owner and private sector, fairness reward and punishment, developing robust models to optimize maintenance strategies, increase database of specified the road network, maintain performance level before implementing long-term PBC. And must be able to resist the influence of high political effect, weak implementation of law rule.
The PPP scheme is carried out in Indonesia to procure public infrastructure but is constrained by the government's limited funds. Risk assessment is very important for investors to do to find out the uncertainty that can occur in investing their funds in infrastructure. This study aims to assess the Risk of Feasibility on the X - Y Toll Road, where the location is part of the East Java Province economic development acceleration program by President Regulation number 80 of 2019. The assessment carried out includes risk analysis in the pre-construction, construction, and post-construction stage. The data used are primary data and secondary data. From the assessment results, it was found that most of the assessment points were categorized as medium risk, and there was a little high risk. Still, this project is very profitable because it will be able to synergize with the previously planned infrastructure. The X-Y toll road is still possible by paying attention to risk factors and complying with risk mitigation efforts. The toll road procurement scheme with Public-Private Partnership (PPP) already has a robust legal rule and has been guaranteed in terms of security, and this scheme is very potential to be implemented.
The need for housing continues to increase as the number of inhabitants increases. Housing development as one of the efforts to meet the needs of the community for residential houses. The Andalusian Griya Giri housing estate in Gresik Regency was built with a type. However, with the vast area in Gresik Regency and the fierce competition of housing developers who offer housing in a higher segment and at prices that do not differ much, it can be concluded that this housing is a waste of costs in development. Therefore, a way is needed to overcome this problem, namely by applying Value Engineering. This study aims to analyze the optimization of the calculation of the cost budget plan without reducing the quality and function of the building with the Value Engineering method. The analysis technique in Value Engineering of this study uses a comparative method with cost analysis. This method compares the profit price of the landcape design before it is redesigned with the design that has been redesigned, namely changing the house plan, appearance and number of house compositions / site plans so that maximum profit is obtained. This analysis uses the stages of the Value Engineering plan, namely the information stage, stage, creative, analysis stage, recommendation stage and presentation stage. Based on the results of the Value Engineering analysis at the Griya Giri Andalusian Housing Project in Gresik district, the most profitable design alternative was to use Design C with the change of type 38/72 housing units to 36 units. The profit price after redesigning from the original design, the production price of the type 38 house is Rp. 122.2 40. 00,000 becomes Rp. 9 0.728.514. The amount of profit increased generated after the redesign of the original design and the change in the number of house compositions / site plans was carried out amounting to Rp 7,864.960. 000 becomes Rp. 9,981,773,496.
Jalan raya bypass Pandaan yaitu penghubung jalan Pandaan – Malang merupakan poros lalu lintas utama yang biasa dilewati oleh kendaraan bermuatan lebih dan termasuk tipe jalan Nasional. Banyaknya kendaraan in membuat jalan menjadi semakin padat hingga membuat sebagian jalur disepanjang jalan mengalami kerusakan akibat dari beban roda kendaraan berat yang terjadi berulang ulang, air hujan dan bisa juga karena perencanaan yang dapat menyebabkan kecelakaan. Kerusakan jalan ini berupa distorsi, retak dan cacat permukaan. Untuk itu diperlukan analisis faktor penyebab kerusakan jalan agar didapatkan sebuah solusi untuk kenyamanan pengguna jalan. Tujuan penelitian ini dilakukan untuk mengidentifikasi jenis kerusakan jalan yang terjadi, juga menganalisis kondisi perkerasan lentur dan tingkat kerusakan yang telah terjadi menggunakan metode PCI. Sehingga dapat diketahui solusi perbaikan kerusakan jalan bypass Pandaan. Berdasarkan hasil survei kerusakan yang terjadi dengan luasan total semua kerusakan yaitu 7221,29 m2 dengan persentase 100% dari hasil analisis menggunakan metode PCI didapatkan nilai rata – rata sebesar 45,96 dengan kategori sedang, dan kondisi perkerasan yang paling jelek dengan nilai PCI sebesar 4 yaitu kategori gagal.Kata kunci: Kerusakan Jalan, PCI, Perkerasan Lentur
