Information systems with ever-growing and increasingly complex functionality are being actively introduced into the operation services. In the process of development, the information technology finds new ways to improve efficiency of economic activities for enterprises. However, the use of automated operation control systems in the absence of representation of the construction object as a single system leads to an increase in labor costs and resource losses. There are inefficiently used operation facilities of the maintenance services that have to be solved, including energy efficiency. Many experts of operation do not have enough skills to interact with information model. There is a need to expand the application of BIM beyond construction and design, to learn to use the information obtained at these stages. Automated data collection of BIM can solve such problems with the help of BIM scenario or BIM-use. Each set of works with information about the stage of the life cycle of the project and part of project in international practice is called BIM scenarios. In general, the use of BIM scenarios and information modeling (IM) shows a composite, yet little-researched activity that can provide the necessary effect in maintenance, operation, document management, checking the energy efficiency of the building.
The lack of a single information model is the reason for the difficult interaction of all participants in the full cycle of construction. Operational services have particular difficulties: they do not receive up-to-date and complete information about the object. Therefore, intensive implementation of information modeling (IM) for operating services is conducted. Regulatory documents that take into account foreign experience and Russian originality in the field of design are being developed. There is a need to extend the use of IM at the stage of design and construction. The primary reasons are a guarantee of quality control, a guarantee of safe operation of the facility, a guarantee of re-equipment of the building with new engineering equipment, a guarantee of planning and management of the building, workflow, etc. The use of insufficiently known BIM scenarios is demonstrated to organize the solution of actual problems and to provide the most useful properties and functions of exploitation services. In connection with other information modeling tools developed, results are produced that require modifications and changes, but have promising implications for the future. In order to analyze these implications and make conclusions, the article demonstrates one of the key points that facilitate the integration of IM with operating services
Nowadays automation tools for separate construction processes and transmission of information model between different software frameworks are being developed. Prominent among these are plugins for nodes or visual programming, which are used to solve specific challenges. The procedures of solving them are considered to be possible variants for BIM-scenarios usage. The main goal of the study is demonstration of an example of using algorithmic design for the object operation stage. In this article we formulated and analyzed BIM-scenarios for the building operation stage at the building technical condition monitoring sub-stage and we offered to use tools for algorithmic design to automate implementation of processes of a considered scenario and also formed the main conclusions for the presented study.
