The question about accuracy and consistency in valuation practice has been subject of interest to the academicians, professionals and users of valuations not only in Nigeria or developing countries alone but also in the developed countries of the world such as UK, USA, Canada and Australia. Property valuation is the core of Estate Surveying and Valuation profession. Thus its accuracy and/or reliability is critical to the valuers, their clients and the stakeholders of valuation in general. Earlier studies have confirmed the existence of inaccuracy and inconsistency of valuations in these countries including Nigeria. However, there has not been much study into the factors contributing into inaccuracy and variance in the valuation estimates by the Nigerian valuers. Hence, this study aims at examining the causes of inaccuracy and variance in the country's valuation practice. To achieve the objective of the study, the use of survey method in conjunction with personal interviews with some members of the Nigerian Institution of Estate Surveyors and Valuers in practice and academic institutions in some universities and polytechnics Lagos metropolis were used for the purpose gathering data for the study. The data collected were analyzed with the aid of simple statistical tools. The findings revealed divergent causes of valuation inaccuracy and variance ranging from dearth of market data to lack of adequate training and experience on the part of the valuers and many more. The paper concluded by recommending the establishment of functional property data bank and promotion of the use of valuation standards by the Nigerian Institution of Estate Surveyors and Valuers and Estate Surveyors and Valuers Registration Board of Nigeria the bodies responsible for the regulation of valuation practice in Nigeria.
Management of facilities is an interdisciplinary feature of company that coordinates room, infrastructure, individuals and organization. The application of facilities in higher learning institutions is still to be totally researched on and that is the reason why this research was embarked upon to assess the application of facilities management practices in Covenant University. The study was conducted using questionnaire and interview. A total of sixty-two (62) questionnaires completed by academic staff of the College of Science and Technology were analyzed. The facility manager in the Physical Planning and Development Directorate of Covenant University was interviewed. Findings from the analysis showed the benefit of adopting facilities management principles in Covenant University as proactive maintenance, improved health and safety, good and neat environment, quality services and functional buildings. Likewise, the study identified facility management tools used in Covenant University as asset tracking and register, estate operational plan, costs benefit analysis, energy use auditing and control and performance analysis. The study went further to recommend additional facilities management tools that should be appropriately deployed in the University.
There have been increasing criticisms of the ability of Nigerian valuers to undertake investment valuations in a reliable and accurate manner. This study sought to examine with a view to validating or dispensing the criticisms as to whether Nigerian valuers are capable of undertaking investment valuations in a reliable and accurate manner or not. To achieve this aim, the paper employed quasi-experimental survey methods. Forty five (45) estate surveying and valuation firms were sampled in Lagos Metropolis, the study area. The study used both descriptive and inferential statistics. The study revealed a wide variance of valuation estimates from the sale prices of the twelve properties sampled which indicated that the valuation estimates are not accurate and reliable. The study concluded that the Nigerian Institution of Estate Surveyors and Valuers and Estate Surveyors and Valuation Registration Board of Nigeria (the two bodies responsible for the regulation of the valuation profession in the country) should take up the responsibility of ensuring that variance in valuation is minimised by way of providing databank in order to provide more meaningful valuation advice.

Construction professionals are the authors on one hand and co-executors of constructionprojects on the other, therefore, the quality of the services expected of them in constructionproject delivery as environmental resource manager is key. This paper investigated whetherquality of service of the construction professionals in Nigeria is influenced by the level ofprofessional fees receivable for services rendered hence their resource management role. Thedeterminants of service quality are identified and their means of evaluation examined usingthe SERVQUAL; instrument used for measurement of the service quality on responses gotfrom a set of questionnaires administered on the construction stakeholders comprising of theconstruction clients on one hand and the construction professionals on the other hand inLagos, Nigeria with a view to assessing the perception of the clients regarding the quality ofservices being received from their construction professionals vis-a-vis clients expectations.The study revealed that there was no significant relationship between the level of fees paidand the quality of service rendered by the construction professionals as the result of theanalysis of variance between service quality gap and the various methods of fees paid is notreflected in the service quality of construction professionals.
