Abstract. The article considers potentially possible optimization solutions in scheduling while forming the annual production programs of the construction complex organizations. The optimization instrument is represented as a two-component system. As a fundamentally new approach in the first block of the annual program solutions, the authors propose to use a scientifically grounded methodology for determining the scope of work permissible for the transfer to a subcontractor without risk of General Contractor's management control losing over the construction site. For this purpose, a special indicator is introduced that characterizes the activity of the general construction organization -the coefficient of construction production management. In the second block, the principal methods for the formation of calendar plans for the fulfillment of the critical work effort by the leading stream are proposed, depending on the intensity characteristic.
The article describes the importance of construction supervision by a Developer (EPCM Contractor) as an effective tool for reducing potential risks when implementing investment and construction projects. In general, the paper describes the practice of hiring construction supervisors, the need for an integrated, systemic approach to the work acceptance process. The proposed integrated verification supervision method includes Contractor’s laboratory data confirmation in order to optimize and improve the control functions. The method was analyzed using existing statistical techniques. The paper suggests ways for determining quality and quantity characteristics of sampling (verification supervision) from the general totality (Contractor’s initial supervision) while observing the representativeness condition.
Abstract. The article considers the possibility of identifying a group of companion activities in the annual construction program of organizations that does not lie on the critical path of the network model and which can be performed at the expense of the resource of subcontractors. The authors, using statistical methods, analyzed the experience of planning the production activities of a number of Russian and foreign construction companies on the territory of the Russian Federation to evaluate the application of the proposed optimization instrument without damage to the production process and without the risk of losing managerial control over the construction sites.
This article raises problems related to the shortcomings in the existing field of construction supervision and the relationship between participants in the construction process. An article dedicated to the implementation of comprehensive and comprehensive construction supervision at capital construction sites, bringing the construction supervision system to a standard that minimized the customer’s risks and minimized the number of errors in the construction industry. The aim of the article is to find solutions and ways to resolve problems, because of which there are many qualities, as well as the timing of projects for investment and construction activities. On the basis of a statistical analysis of the current situation and world experience, the main proposals for the improvement of construction supervision systems are presented.
This article describes the methods of forming and optimizing the calendar plans of construction enterprises, their nature and applicability in different specific cases. The main types of schedules and schedules of planning of building processes and normative documents used in the formation of calendar plans are also described. In addition to existing and actively used methods for optimizing calendar plans, new directions for the development of optimization algorithms are described, which are just beginning to be introduced into building technologies.
