La expansión urbana es un fenómeno recurrente hoy en día en ciudades latinoamericanas intermedias. En Cuenca, Ecuador, la mayoría de los planes de vivienda de interés público que se construyen actualmente, se desarrollan en la periferia urbana, en conjuntos con viviendas unifamiliares adosadas, lo que contribuye al crecimiento desmedido de la ciudad. Los entes municipales promotores de estos proyectos aseguran que existe un rechazo de las personas a vivir en edificaciones de mediana altura, pese a que esto supondría varias ventajas relacionadas a un consumo de suelo menor. El presente estudio indaga sobre las condiciones de habitabilidad en conjuntos residenciales de mediana altura que se construyeron en la ciudad a finales del siglo XX, para establecer aquellas características de la habitabilidad que son más valoradas por los usuarios y que deberían ser tomadas en cuenta al momento de proyectar esta tipología de vivienda. La habitabilidad es medida a través de una encuesta que aborda aspectos físicos y psicosociales. Se utiliza la metodología Kansei-Kano para cuantificar datos cualitativos basados en la percepción. Los resultados obtenidos permiten determinar que temas como seguridad, calidad del espacio físico y presencia de estacionamientos son temas importantes para generar buenas condiciones de habitabilidad.Palabras clave: Expansión urbana, ciudades intermedias, kansei, kano, seguridad. AbstractUrban sprawl is a recurrent phenomenon in intermediate Latin American cities. In Cuenca, Ecuador, most of the public-interest housing projects that are currently being built consist of single-family attached houses located in perimetral areas, which undoubtedly contributes to the excessive growth of the city. Municipal entities that promote these projects assure that people refuse to live in mid-rise buildings, even though this would entail several advantages due to a lower consumption of land. This study investigates the habitability conditions in medium-rise residential complexes that were built at the end of the 20th century to establish the habitability aspects that the users value the most and should be considered in public-interest housing projects. Habitability is measured through a survey that addresses physical and psychosocial aspects; the Kansei-Kano methodology is used to quantify qualitative data based on the perceptions of those who currently live in mid-rise residential complexes. The results obtained allow us to draw conclusions such as the importance of security, space quality, and parking spaces in order to generate good habitability conditions.
