The infrastructure construction industry is typically characterized by large-scale, complex technologies, long completion times, and challenging collaborations. The provisioning of digital representations in 3D by combining physical properties with geospatial data would assist in addressing some of these challenging issues. These technologies would also provide a fundamental basis for the creation of Metaverse to support sustainable, innovative infrastructure design and construction. Hitherto most studies were focused primarily on integration techniques rather than providing comprehensive workflow for exploiting projects data to support engineers. This study aims to help engineers and decision makers better understand the opportunities and implications of the virtual 3D environment or Metaverse by examining the key emerging trends driving and enabling the development of data workflows for a selected infrastructure project. To build possible levels of workflow, the methodology involved incorporating 3D geometric data acquired from Building Information Models (BIM) and processed with geospatial location. The optimum data workflow and associated advantages for the construction industry have been determined. This paper also describes the concept and workflow approach, including specific data structures, data conversion, and a prototype solution. The results demonstrate the feasibility of the concept's robustness and both in terms of technical implementation and adoption for expediting business processes.

Purpose This paper aims to report upon the further development of a hybrid application programming interface (API) plug-in to building information modelling (BIM) entitled confined spaces safety monitoring system “CoSMoS”. Originally designed to engineer-out environmental hazards associated with working in a building’s confined spaces (during the construction phase of a building’s life-cycle), this second generation version is expanded upon to use archival records to proactively learn from data generated within a sensor network during the building’s operations and maintenance (O&M) phase of asset management (AM). Design/methodology/approach An applied research methodological approach adopted used a two-phase process. In phase one, a conceptual model was created to provide a “blueprint map” to integrate BIM, sensor-based networks and data analytics (DA) into one integral system. A literature review provided the basis for the conceptual model’s further development. In phase two, the conceptual model was transposed into the prototype’s development environment as a proof of concept using primary data accrued from a large educational building. Findings An amalgamation of BIM, historical sensor data accrued and the application of DA demonstrate that CoSMoS provides an opportunity for the facilities management (FM) team to monitor pertinent environmental conditions and human behaviour within buildings that may impact upon occupant/worker safety. Although working in confined spaces is used to demonstrate the inherent potential of CoSMoS, the system could readily be expanded to analyse sensor-based network’s historical data of other areas of building performance, maintenance and safety. Originality/value This novel prototype has automated safety applications for FM during the asset lifecycle and maintenance phase of a building’s O&M phase of AM. Future work is proposed in several key areas, namely, develop instantaneous indicators of current safety performance within a building; and develop lead indicators of future safety performance of buildings.

A Review of Building Information Modelling (BIM) for Facility Management (FM): Implementation in Public Organisations

Building Information Modelling (BIM) has been extensively studied and applied within the AEC sector, particularly in design and construction. In recent years, Facility Management (FM) processes are becoming more digitalised, thus requiring effective BIM-FM integration. BIM adoption in many countries, such as the UK, Italy and Brazil, has been publicly driven. Generally, adoption was targeted at design and construction implementation, with little effort in framing public action for FM implementation. The lack of an integrated approach for BIM-FM implementation resulted in numerous bespoken implementation approaches that mimic the private sector and hinder knowledge exchange. Therefore, there is a need for assessing and amalgamating knowledge about BIM-FM for public organisations. This research aims to leverage knowledge about BIM-FM in the public domain by analysing and classifying articles published between 2010–2021. The research was carried out through a systematic review and comparative thematic analysis investigating the use of BIM for different public buildings (e.g., schools and hospitals) and the implementation for FM purposes. Research results outline prevalent trends and areas of research from three perspectives: people, process and technology. Results show an increasing number of publications about BIM-FM. However, the divide between BIM-FM for public and private organisations is unequal. BIM-FM research for public organisations is still limited and lacks standardisation. This state-of-the-art review makes an incremental contribution to knowledge by identifying progress, gaps and new industry directions on the subject matter.
