The Ministry of Agrarian and Spatial Planning/National Land Agency has issued a new regulation, Minister of Agrarian and Spatial Planning Regulation (Permen) Number 1 of 2021 on Electronic Certificates, to replace Conventional Certificates with Electronic Certificates. This decision has faced mixed opinions from supporters and opponents regarding legal certainty and appropriateness. Article 4, paragraph 1 of the Ministerial Regulation requires that Electronic Certificates must be secure, reliable, and responsible. This article discusses the issue of Electronic Certificates using doctrinal legal research. The results show that Electronic Certificates are necessary for modernizing land services and improving business ease and public services. Land services must be carried out professionally, safely, and accountably using information and communication technology.

Salah satu akta perjanjian yang dibuat Notaris adalah akta perjanjian sewa menyewa yaitu: suatu perjanjian, dengan mana pihak yang satu mengikatkan dirinya untuk memberikan kenikmatan suatu barang kepada pihak lain selama waktu tertentu, dengan pembayaran suatu harga yang disanggupi oleh pihak yang terakhir. Penelitian ini bersifat deskriptif analisis. Deskriptif artinya mampu memberi gambaran secara jelas dan sistematis tentang masalah yang akan diteliti. Analisis artinya menganalisis secara teliti permasalahan berdasarkan gambaran dan fakta sehingga mampu menjawab permasalahan yang berkaitan dengan penelitian ini. Keabsahan akta sewa yang direnvoi atau diubah secara sepihak oleh Notaris menimbulkan kerugian kepada para penghadap maupun bagi pihak lain. Kesalahan yang dilakukan oleh Notaris ini dapat membawa akibat pada akta sewa menyewa yang diubah secara sepihak menjadi batal demi hukum (van rechtswege nietig), dapat dibatalkan (vernietigbaar), atau hanya mempunyai kekuatan pembuktian sebagai akta di bawah tangan (onderhands acte). Pertanggung jawaban Notaris terhadap keabsahan akta sewa menyewa yang direnvoi atau diubah secara sepihak yaitu merujuk pada Pasal 65A UUJN, Pasal 1869 KUHPerdata dan dapat juga dimintai pertanggungjawaban Notaris secara pidana, yaitu Notaris dapat dihukum secara pidana, bila dapat dibuktikan di pengadilan, bahwa secara sengaja Notaris bersama-sama dengan para pihak/penghadap untuk membuat akta dengan maksud dan tujuan menguntungkan pihak atau penghadap tertentu saja atau merugikan penghadap yang lain. Putusan Majelis Hakim atas perkara nomor 146/PDT/2018/PT. Bdg dirasa belum memberikan keadilan kepada Penggugat karena pelanggaran atas peraturan mengenai perubahan isi akta atau renvoi mengakibatkan akta hanya mempunyai kekuatan pembuktian sebagai akta dibawah tangan dan dapat dijadikan alasan bagi para pihak untuk menuntut penggantian biaya, ganti rugi, dan bunga kepada Notaris.

Opportunities for students to enrich themselves through activities and ideas outside of learning activities and provide scholarship opportunities for smart students by using their creativity and encouraging special education in 3T places so that they are the same as schools that have quality education according to national standards.
