Status of Industrialized Building System Manufacturing Plant in Malaysia

Abstract: The trend construction industry have move from project based to product based in term of long term investment. Industrialized building system (IBS) in Malaysia is defined as a construction system where components are manufactured at factories on or off site, transported and then assembled into a structure with minimum work. IBS also is known as off-site construction or prefabrication. Thus, IBS have the similarity drive and challenge with the United States (US), United Kingdom (UK) and Australia; and among the… Show more

“…Technology transfer will begin with learning from foreign country experience such as Japan to achieve their highly successful manufacturing system [18]. While the initial investment to build up the manufacturing firm for LSP installation can be opened temporarily; just for project implementation purpose [19]. In order to implement the system smoothly, the manufacturing firm will collaborate with CIDB to develop the installer team and provide training for the system utilisation.…”

“…For the new system, Malaysia needs to implement in the closed system first. One organization needs to invest one manufacturer for LSP component manufacturing [19]. This is because the lightweight structure is not yet entered into the housing market.…”

“…While approaching 2014, it will be compulsory for private projects to use 50% of IBS components in their construction. Azman et al (2011) highlighted that in 2009 there were 15 IBS precast manufacturing plants in operation where in 2011 the number has gradually increased by almost twofold.…”

“…The Industrialized Building System (IBS) has been implemented in the construction sector to address numerous challenges present in the fragmented construction industry, aiming to optimize production output, reduce labor forces, and enhance overall quality. Various types of IBS systems exist, encompassing precast concrete frame systems, box systems, steel formwork systems, systems of steel frame systems, prefabricated timber systems, and block work systems [3,8].…”

“…The United States and Japan boast the world's largest construction industries and have well-established global strategies [8]. The ability of construction industries to enter the global market relies on three fundamental factors: firstly, having technological advantages linked to robust construction technologies; secondly, deploying advanced management systems for activities such as scheduling, material tracking, and subcontractor organization; and thirdly, possessing the financial capacity to secure project financing from international financiers [1,[8][9][10]. Technology plays a pivotal role in propelling the construction industry to attain international standards, enabling construction companies to achieve sustained profitability and ensure balanced growth in the future [11].…”
