Spatial Interactions in Business and Housing Location Models

Abstract: The paper combines theoretical models of housing and business locations and shows that they have the same determinants. It evidences that classical, behavioural, new economic geography, evolutionary and co-evolutionary frameworks apply simultaneously, and one should consider them jointly when explaining urban structure. We use quantitative tools in a theory-guided factors induction approach to show the complexity of location models. The paper discusses and measures spatial phenomena as distance-decaying gradie… Show more

“…Urban planners can examine, which neighbourhoods need new policies or public services; spatial patterns of QOL components suggest possible new business locations, profitable due to relatively low competition compared with benchmarks from more successful places. It is expected that typically migrations will be directed towards the neighbourhoods with the possibly high quality of life at given prices of housing 51 .…”

“…A study by [9] demonstrates that the street network connection plays a significant role in According to the survey, the location of land can significantly influence its value. The distance of the land from the main street in the urban spatial network is the primary factor determining its price [48,49]. For instance, a small plot of land will likely have limited value and low prices due to its distance from transportation and lack of access to facilities.…”

“…The characteristics of spatial location are connected to the non-random spatial nature of property rental values. Location rent, which is seen as a premium for prime sites, is a result of the neighborhood's global and local externalities as well as the effects of the relative and absolute location (Kopczewska, et al, 2021). The spatial features that are inherited in property rental values can be addressed in a few different ways.…”
