This study examined the influences of socio-cultural experiences on residents' housing satisfaction in Ikorodu low-cost housing estate in Lagos State. This study was carried out with the aid of questionnaire administration and reconnaissance survey. The result of the survey shows that the total numbers of the housing units in the area were 119 buildings which comprised 106 bungalows and 13 story buildings. The estate was stratified into two (2) zones which were story buildings and bungalow buildings. Using a systematic sampling technique, one of every two (2) houses was selected for interview in both zones. A total of 106 residents were selected from the bungalow units and 20 residents from the story buildings making a sum of 126 residents that were selected for the interview, but a total of 122 questionnaires were recovered. Findings from the study reveals that the residents' were fairly satisfied with the environmental elements of their dwellings, the physical elements, the behavioural elements and the economic elements and were dissatisfied with the functional elements and timing element which constitute the quality performance and maintenance criteria of their buildings. More so, findings from the study reveal that there is significant difference in residents' level of satisfaction in the housing elements among several socio-cultural characteristics of residents, such as gender, ethnicity of end users, family size, family structure, religious beliefs, ethnic group of residents, social relation, years of living in area and age of residents among others. The study further revealed that there is no significant difference in residents' level of satisfaction in the housing elements among residents' household position and marital status. Recommendations were proffered to guide policy-makers, some of which includes local participation approach in housing delivery, the use of local building materials, intensive site and service scheme among others.

Scholars from diverse disciplines have established how objective and subjective housing attributes influence occupants' housing satisfaction. The aim of this study is to determine the effect of age grouping on overall housing satisfaction with respect to private housing development in Abuja, Nigeria. Samples of 112 structured questionnaires were systematically administered to the occupants of Prince and Princes Housing Estate. Sixty-six were subsequently retrieved for analysis representing 74% response rate. Descriptive statistics and one-way analysis of variance was conducted, and the result indicates that there was a statistically significant difference for total housing satisfaction between age groups. A Tukey's post hoc test revealed that housing satisfaction was statistically significantly higher in the 61 and above age group in the sample. The result implies that there is a need to incorporate specific demographic changes such as in age groups in residential housing development and policy plan especially in developing countries. The study also contributes to further our understanding on the relationship between resident's socio-demographic characteristics and housing satisfaction. This paper represents first housing satisfaction studies that examines age factor to determine level of variation in housing satisfaction between various age groups in private housing development in the Nigerian context.

Perceived housing satisfaction in public estates of Osogbo, Nigeria

The study assesses residents' housing satisfaction in public housing estates of Osogbo, Nigeria. Condition of housing, adequacy of housing facilities and residents' perception of housing satisfaction in public estates in Osogbo were assessed. The study necessarily relied on both the primary and secondary data. Both qualitative and quantitative data were also used. Data were obtained from six (6) public housing estates in Osogbo. A structured questionnaire was administered on 312 household heads forming 30% of the sample frame; random-systematic sapling technique was used. Residents' perception of satisfaction with their housing condition and neighbourhood quality were collated using Likhert scale ratings. Mean Weighted Values (MWV) were computed upon which comparisons were based. The study observed a general deficiency in infrastructural development. Almost all the estates lack basic facilities. Only one of the estates scored up to 50% of expected basic infrastructure benchmark. Laro, Oke Oniti and GRA housing estates with MWV of 0.54, 0.56 and 0.89 respectively fell short of 0.97 overall mean value measurement of residents' satisfaction. Housing condition at GRA, Oroki and Laro Timilehin housing estates with MWV of 4.76, 3.91 and 3.92 respectively were a bit better than the overall assessment value of 3.90. The study therefore recommends urgent improvement of quality and provision of infrastructure through Public-Private Partnership Initiatives (PPP), resuscitation and/or creation of Estate Management Board and the use of local building materials so as to enhance efficient management, create employment opportunity and forestall the looming volatility of movement within and outside the housing estates.
