Cilj ovog rada je istražiti učinke primjene modela koncesija u turizmu na slučaju turističkog zemljišta u hrvatskim obalnim destinacijama. Turističko zemljište je prije pretvorbe i privatizacije bilo sastavni dio nekretnina u bilancama državnih poduzeća. Turističko zemljište nije procijenjeno, niti privatizirano tijekom procesa tranzicije i privatizacije 1990-ih godina. Predmetna poduzeća nastavila su nakon privatizacije upravljati objektima na turističkom zemljištu, a koncesijski model uveden je 2010. godine. U radu se istražuju pokazatelji uspješnosti kampova na turističkom zemljištu predmetnih poduzeća i destinacija u usporedbi s drugim kampovima, poduzećima i destinacijama u 2011. i 2019. godini. U rad je uključena i studija slučaja jednog kampa na turističkom zemljištu prije i nakon ulaganja u smislu naplaćenih poreza i javnih naknada. Rezultati ukazuju na bolje performanse poduzeća koja upravljaju kampovima na turističkom zemljištu u usporedbi s drugim poduzećima, kao i na bolje performanse destinacija u kojima postoji turističko zemljište u odnosu na druge destinacije na hrvatskoj obali, te i na to da učinci koncesija na lokalne zajednice uvelike ovise o upravljanju, regulaciji i planiranju.

Scenic resources are the essence of natural and human resources in national parks, and the effectiveness of conservation policy implementation is the key to achieving the ecological integrity, authenticity and typicality of national parks. Based on the research hypothesis of the relationship between "conservation behavior intention" and "conservation policy" of national park landscape resources proposed by Shennongjia National Park, this study establishes a second-order SEM, reveals the internal relationship between the conservation behavior intention and conservation policy of national park landscape resources, and puts forward the optimization path of the management and control path of national park landscape resources conservation through difference analysis. The research results show that national park landscape resource conservation policy has a significant positive impact on social norms, and directly affects conservation behavior intentions through social norms; Community residents are more concerned about the impact of conservation policies on their production and lifestyle, while tourists pay more attention to the ecological environment quality of landscape resources and the implementation of relevant policies such as recreational facilities. The management of legislation policy directly affects the existing way of scenic resources in Shennongjia National Park, and affects the establishment of community management and control mechanism and the behavior of community residents through social norms. This study puts forward the strategy of optimizing the national park landscape resource conservation policy in four aspects, namely, ecological environment sustainability, ecological conservation policy system, coordinated and orderly management and control mechanism, and joint construction of harmonious social relations.

By establishing an ecology compensation asset securitization project, market mechanisms can be used to regulate the interests of stakeholders in ecological conservation. Previous studies have shown that combining asset securitization with environmental protection can effectively promote the sustainable development of both economy and environment. However, there is still a lack of research on the stable mechanisms and impact of integrating ecology compensation and asset securitization. In this study, we propose a comprehensive operating model for ecology compensation asset securitization and a specific valuation framework supported by a multi‐period, multi‐state Markov model for ecology compensation asset securitization. If the project's net present value is positive, it can effectively reduce the risks of ecology compensation projects and increase the return rate of ecology compensation asset securitization projects. By employing the case study of ZhongHang ShouGang Green Energy (SZ:180801) and implementing the asset pool valuation using the multi‐state Markov model, the deviation error is 0.89%, validating the effectiveness of the model. Additionally, sensitivity analysis from simulation results indicates that changes in interest rates and default probabilities are the main factors influencing the valuation of the asset pool. After summarizing the research conclusions, relevant policy recommendations and future prospects are presented. This research aims to provide reference for the development and application of ecology compensation asset securitization.
