The development of Pekalongan city is rapidly due to its strategic location in the northern coast of Java and the establishment of a world heritage of Batik, so that it gives an influence on all aspects, especially social and economic. Pabean as one of the centers of the home-based batik industry in Pekalongan also played a role in the development of batik, but the existence of the tidal disaster coupled with the lack of conscious entrepreneurs in waste processing has made settlements at customs in a declining environmental quality. Regional recovery programs have been present with the aim of returning the function of settlement infrastructure and facilities in Pabean. This study seeks to examine how much influence the urban regeneration has on the quality of the residential environment in Pabean. by using multiple linear regression analysis using three independent variables which are the concept of urban regeneration, namely social relations of the community, participation of the private sector and the government in maintaining environmental quality, and the relationship between the public and private sector and the government towards the dependent variable of the quality of the settlement environment is obtained by the effect of 14, 29 percent.Keywords: urban regeneration, pekalongan, batik, Pabean

Urban livelihood asset is an accumulation of labor capital and financial capital. The existence of a slum area in the coastal area of Untia with an area of 7.13 ha of 740.10 ha of the total slum area in the city of Makassar. This area is a potential strategic accumulation of livelihoods in the human capital, institutional, physical, financial and environmental resources, but on the other hand also has a high level of vulnerability. This study aims to obtain an empirical situation regarding the lives of poor people in the slums of the Untia coastal area, Makassar City. The socio-economic conditions of the community, the use of space, the ownership status of land and buildings, the condition of infrastructure and facilities of settlements in coastal slums as a basis for the reconstruction of coastal slums handling models based on dynamic governance. The findings show that urban slum in coastal areas are very rapidly growing. Problems that continue along with various programs carried out by the government. All programs by the state and non-state have been carried out in an effort to eradicate slum areas, but in fact the poverty rate in the region continues to increase. Managing a slums settlement program can use a dynamic governance framework: thinking ahead, thinking again, and thinking across. All of these strategies have been internalized of digital information and communication technology.

Purpose -As a national movement, urban regeneration is the future of Turkish residential real estate market. In this paper, the models that let housing sector to make sustainable investments to urban regeneration are examined. In this regard, the purpose of this paper is to investigate the structural models of urban regeneration projects take place in emerging markets from the perspective of Turkish examples. It estimates various business and financial models according to varying dynamics of Turkey's recent urban regeneration projects. The paper demonstrates decision making approaches to utilize models that will fit better under changing circumstances.Design/methodology/approach -The paper reviews the differences of urban regeneration projects in developed and emerging markets. It explores the driving forces behind urban regeneration, legal infrastructure, and practices in Turkey specifically. It draws upon recent urban regeneration examples in Turkey. The paper analyses the existing models and proposes methods to choose the proper models that match with the varying dynamics.Findings -Urban regeneration needs are different for developed and emerging markets and even for each emerging markets. There is no one-fits-all model in urban regeneration projects. Various dynamics play roles in adoption of proper business and financing model in regeneration projects. Decision making process for the model that fits the project usually lacks systematic analysis. However, urban regeneration needs in emerging markets display similar characteristic as they stem from the same dynamics. Hence urban regeneration practices and models can be adapted to the projects of other emerging markets. In planning stage of urban regeneration projects while methods, resources and financing tools are being planned and allocated, a checklist and/or a flowchart consist of some critical questions addressing the proper business models can be used as decision making tools/approaches.Research limitations/implications -This paper is essentially exploratory and raises a number of questions for further investigation. There is scope to extend the research to examine other business development models and propose advanced decision making approaches addressing complicated factors.Originality/value -This is the first paper to examine business models in urban regeneration projects and accordingly propose decision making approaches for adopting the suitable model to follow.
