Reengineering of the Construction Companies Based on BIM-technology

This article is devoted to the problem of introduction of artificial intelligence systems into the activity of building participants and other building projects stakeholders. An example of determination of a contractor inner potential by means of fuzzy sets is presented. It is recommended to contracting companies to accumulate information about the components of the competitiveness potential, specifically about: their activity diversification (concentration), resource efficiency (salesvolumetocompanyassetsquotient), pricing policy flexibility (level of discounts at tenders), business reputation level –business assurance level of a company (percentage of works executed and paid under the won tenders in the total value of the won tenders). A model of determination of the influence of the indicated parameters onto the portion of the won tenders in the total value of the submitted tenders, which is based on fuzzy logic, is offered. Creation of an information system, which is presented in the form of a database, which accumulates information during the whole lifecycle of a company, is the following research direction.

Innovative Technology for Management Tools of Commercial Real Estate in Construction

This article is devoted to the development and application of innovative universal technology for management tools of commercial real estate (CRE). This technology is substantiated a new and productive system of regulation of enterprises participating in the construction and investment process. This approach is suitable for management tools of any type of CRE and integrates into a single system the factors of influence, bases, methods and procedures. Operational technology of multicriteria analysis of management decisions on the operational activities of enterprises is applied to the lifecycle of servicing and the environment of stakeholders CRE as a temporary enterprise based on the implementation of qualimetric approach. The technology and tools together create a methodological and scientific basis for regulating the operational activities of a servicing company or real estate management company (REMC), which administers investment and construction projects (individual objects and commercial buildings) and as a new type of developer in a single cycle of servicing regulates the interaction of institutional participants and stakeholder enterprises (performers), ensuring compliance with the economic, budgetary and administrative characteristics of the surveying cycle as an object of construction and profitable operation, investment and commodity-property complex.

Structural Regulation of Methodological Management Approaches and Applied Reengineering Tools for Enterprises-Developers in Construction

The article discusses the problem of reengineering methodological approaches and applied tools to improve the activities of enterprises-developers in construction (EDC) as leading stakeholders of civil engineering. This study is dedicated to the development and application of structural regulation for EDC. Such approach is the starting point for the formation of a portfolio management system development projects. According to the chosen EDC strategy, the main target indicators are approved, taking into account the stage of EDC development, business model, market trends, as well as a number of other factors, such indicators may include: financial stability ratios, the level of financial leverage of EDC, liquidity ratios, profitability ratios. The methodology and applied tools have been adapted to the needs of EDC operation in the business environment of commercial housing projects, where the interaction of the developer with the asset management company is mandatory. It is proposed to carry out such interaction in the format of temporary on-site structures for the administration of investment and construction projects. The practical value of the results is that the management of development companies provided clearly formalized tools for organizing, operating and adjusting the operating system EDC, which allows the developer to successfully implement a growth strategy in the selected segment of development services administration of investment and construction projects.
