The prevailing silo-way of working in the construction industry makes it difficult to incorporate valuable lessons learned from facility managers into the design stage of new projects. Some previous research in the lean community has studied methods to improve end-user satisfaction and lean principles to incorporate operations knowledge into design. However, studies focusing on problems during operation and maintenance (O&M) due to design and construction errors and the learning loops into the design stage are still lacking. This is an ongoing research project which aims to develop an open-source tool that can be used by design teams to incorporate knowledge from previous projects. This paper reports on a taxonomy of lessons learned and a preliminary tool structure. To achieve this, post-occupancy evaluation data were collected from office buildings in Lima. Ten facility managers were interviewed to describe the main challenges during O&M. It was found that lessons learned can be categorized as wrong design assumptions, design flaws, poor specifications, constructions flaws, and maintainability issues. Moreover, facility managers face with high maintenance costs and substantive building rework. A preliminary database structure to capture and retrieve O&M lessons learned is presented. Further research includes the validation of the tool with clients, project managers, and design teams; and the development of an online tool for industry engagement.

Purpose This study aims to develop a set of design quality indicators (DQIs) suitable for the design and evaluation of public schools in terms of their technical, functional and behavioral performance. Design/methodology/approach The methodology entailed the review of literature on the design quality of school buildings to identify potential DQIs. Subsequently, the eighty four DQIs were validated through a three-round Delphi evaluation process, with 35 participants in the first round and 28 participants in the second and third rounds. The participants consisted of architects, facility managers, administrators, teachers and students. The results of the Delphi survey were analyzed based on the relative importance index, which was further rated according to the levels of importance. Findings The findings from this process revealed that most of the DQIs were categorized as extremely important and very important. Originality/value The design quality of school buildings is crucial to the success of a community’s social life and educational process. However, the lack of a set of DQIs has hindered the potential to benchmark similar facilities and derived lesson learned. The value of the DQIs is in its potential application as a design tool for proposed school buildings, as well as for facility audit of existing school buildings.

As occupants spend almost 90% of their day indoors, especially in the workplaces, Indoor Environmental Quality (IEQ) plays a primary role in health and wellbeing, productivity, and building energy consumption. Adopting the IEQ and Post-Occupancy Evaluation (POE), data has been gathered from nine multilevel open offices within a university building located in Al Ain, in the United Arab Emirates (UAE) for three winter months. Physical parameters were monitored using data loggers to record the main IEQ factors. In parallel, POE questionnaires have been distributed to obtain occupants’ satisfaction with the IEQ and health-related symptoms experienced in the workspaces. The IEQ and POE data have shown slightly above or below the recommended ranges with the occupants similarly and slightly dissatisfied with the building. The thermal comfort revealed concerns with 99% of temperatures below international standards where 55% of the survey respondents reported “too cold”. The IAQ measurements showed 45% and 30% of the respondents reporting “stuffy air” and “headache” which indicated symptoms that could be tracked to other parameters or a combination of several, and the findings have been discussed in detail in this paper. This research contributed to identifying correlations between measured data and occupant satisfaction and identifying common IEQ defects and their sources to better communicate with facility managers and architects.
