Performance or Marketing Benefits? The Case of LEED Certification

Abstract: Green building adoption is driven by both performance-based benefits and marketing based benefits. Performance based benefits are those that improve performance or lower operating costs of the building or of building users. Marketing benefits stem from the consumer response to green certification. This study illustrates the relative importance of the marketing based benefits that accrue to Leadership in Energy and Environmental Design (LEED) buildings due to green signaling mechanisms, specifically related to … Show more

“…Since its introduction by Thistlethwaite and Campbell in 1960, RD design has been used in various domains (e.g., education, environment, health) to ascertain program or policy effectiveness (Thistlethwaite and Campbell 1960;Lee and Lemieux 2010;Matisoff et al 2014;Noonan 2014). The basic premise behind an RD design is to examine treatment effects, where receiving treatment depends on some factor (x) exceeding an arbitrarily set threshold (t), by looking at observations with just above and just below the threshold.…”

“…Matisoff et al [23] showed that organizations are driven by the marketing benefits of green certification and consequently they tend to construct more sustainable buildings. However, Scofield [24] analyzed the paper of Newsham et al [25] and found that there is no evidence that LEED certification has lowered the energy consumption in certified buildings.…”

“…Balance sheets vary starting from the synthetic ones to the more analytical ones, depending on the degree of accuracy in identifying environmental costs (Matisoff, Noonan and Mazzolini, 2014). The first category, labelled as 'mild green', is characterized by minimized information on the environmental costs incurred by the company, often simply derived from the reclassification of the financial statements, in a way that demonstrates the company's sustained effort to safeguard the environment.…”
