A Conceptual Framework for Managing Design Changes in Building Construction

Abstract. Design changes have always been an innate feature of the construction industry. Despite the various project management techniques, many building construction projects still fail to achieve their time and cost objectives. This paper aims to focus on design changes as a major cause of time delays and cost overruns. It seeks to discuss the causing factors of design changes in building construction projects and highlighting the resulting rework that is detrimental to project performance. Hence, this paper also aims to present a conceptual framework which was developed to better manage design changes through clued-up management decision to avoid future claims and disputes. Recent and current literature is examined and reviewed. The review approach was based on related literature to identified themes. The existing literature is summarised into five discrete themes of "design changes", "rework", "time and cost overruns", "communication" and "decision-making". The synthesised literature is subsequently utilised in the development of conceptual map which provided the direction for designing the conceptual framework. Extensive review of preceding studies on causes of time and cost overruns reveals that design changes is identified as one of the significant factors. However, there are limited studies in this domain. The discussion presents a knowledge gap of linking design changes and rework with decision-making in project management. This finding suggests the need for further empirical study. The framework stresses the importance of communication and management decision as the control mechanism. Researchers and practitioners in construction management field will find this study useful in understanding the causing factors of design changes and its detrimental impacts to project performance which risk the project to claims and disputes. The conceptual framework presents an imperative outcome to encourage further research in developing conceptual causal model of design changes which shows the key causal variables and their feedback loops.

Purpose -There are serious implications for adopting inappropriate research strategies and methods, and this is evident in the Built Environment (BE) given the under adoption of qualitative strategies in some countries. Therefore, based on empirical evidence from Nigeria, the purpose of this study is to examine the challenges to and opportunities for establishing qualitative approach (QA) to BE research in Higher Education Institutions (HEIs) and develop an improvement framework for QA.Design/methodology/approach -Academics and research students in the BE research of Nigerian HEIs were interviewed and the data analysed thematically. Based on the findings including recommendations from the respondents, a framework for improving the use of QA in BE research was developed and academics evaluated it for workability. Findings -The study reveals that the challenges to QA in BE research include information constraints, socio-cultural issues and the negative attitudes of senior academics to QA. The opportunities include the realisation for a paradigm shift, the characteristics of the socio-cultural context and features of BE and the general potentials of QA. The proposed framework encompasses encouraging and providing a platform for international collaboration between academics in developing and developed countries, and preferential treatment for QA. It also enables regulatory and incentive mechanisms which will act as drivers.Practical implications -This study provides stakeholders in academia with knowledge and a detailed guideline for establishing QA to research in the BE.Originality/value -The study provides a country context-based detailed guide for establishing QA in HEIs BE research towards ensuring that research strategies adopted in research in BE research are fit for purpose, in turn aligned to addressing problems in the society. There is little or no study of this nature in BE.

Der Bericht stellt den Stand der Digitalisierung von Bauprozessen und ihres Datenflusses bei der Züblin Spezialtiefbau GmbH vor. Personal und Geräte werden den Projekten effizienter zugewiesen, indem ein parametrisiertes digitales Ressourcenplanungssystem alle in Vorbereitung und Durchführung befindlichen Projekte sowie Beschränkungen bei der Auswahl geeigneter Ressourcen berücksichtigt. Building Information Modeling (BIM) wird in der Ausschreibung nicht nur zur Mengenermittlung, sondern durch Einführung von 4D‐Methoden auch zur Früherkennung von Risiken und zur Planungsoptimierung eingesetzt. BIM wird auch in der Ausführung als Datenbasis verwendet, um verschiedene Datenarten, z. B. Entwurfsdaten, mit den zugehörigen 3D‐Bauteilen zusammenzuführen und deren Status zu verfolgen. Dies verbessert den Überblick über die laufenden Bauarbeiten. Die Herstelldaten werden von den Ausführenden mit Apps gesammelt und in einer Cloud‐Datenbank gespeichert. Sie ermöglichen Soll‐Ist‐Vergleiche und andere Auswertungen, z. B. Leistungsanalysen. Die von den Bohrgeräten erfassten Maschinendaten werden interpretiert, um die Dauer aller Phasen des Bohrvorgangs zu erkennen. Auf dieser Grundlage können Netto‐ und Brutto‐Bohrleistungen bestimmt und ein besserer Einblick in das tatsächliche Bodenprofil gewonnen werden. Die Kombination dieser Lösungen sorgt für Klarheit in Bauplanung und ‐betrieb, eine höhere Zuverlässigkeit und Güte der Daten und ganz allgemein für eine Verbesserung der Bauprozesse.
