The problem of reorganization, as many types of rearrangement in the dyad ‘man-equipment’ (‘operator-equipment’ in transport; ‘worker-equipment’ in mechanical engineering; ‘tenant-building’ in construction and in housing and communal services), is constantly relevant in a developing society. Modeling of ways and forms of solving this problem, the study of different types of reorganization in the dyad ‘man-equipment’, rationing their characteristics and identifying rational areas of their application in the construction industry of our country has been going on since the first half of the 20th century. Scientific studies of the reorganization problem, the proposed functioning models of each of the types of construction reorganization, formation and improvement of regulatory documents of construction production provide effective activities of construction organizations and a necessary level of quality of processes and results of construction production. At the beginning of the 20th century, the main type of construction reorganization was ‘repair’, which by the middle of the century was divided into three distinguishable categories: repair as such, reconstruction and restoration. Each of these categories has individual properties, characteristics and a range of functioning. The basis for this division was social need. At the end of the 20th century, social phenomena of Russian reality again required a revision of the categories of construction reorganization, therefore, construction science proposed innovative types of construction reorganization (renovation, reversal, recomposition, retreatment, etc.). Each type was a response to a new manifestation of social requirements, all types were equally relevant. Only in the second decade of the 21st century, the urban planning and building production reacted to these achievements of the national building science and chose renovation as a basic type of innovative building. The article discusses a renovation model (П-graph of innovative types of construction reorganization), which allows analysis (downscaling, disintegration) and synthesis (enlargement, integration) of concepts, levels and results of construction reorganization processes.

In the near future, digitalized cyber-physical systems must become the basis of the processes and means of computer control of a variety of functioning parameters of a modern home, as well as instrumental monitoring of the dynamics of their change within specified limits. This goal was set by the Government of the Russian Federation, bearing in mind the need to significantly increase the volume and quality of health of the population, to ensure the necessary level of comfort for the functioning of people in their life and work. To ensure the achievement of this goal, it is necessary to have a clear idea of the current state of the problem in question, to simulate the possibility of its dynamic change at the scheduled time. Infographic models of anthropotechnics for managing the reorganization of construction projects throughout their life cycle, their physical engineering systems of high-tech service and computer systems of digital economy are proposed. A comprehensive combination of the capabilities of these components within the framework of digitalized cyber-physical construction systems allows us to hope for a timely and high-quality solution to the goal set by the country's leadership. There are no outdated digital monitoring and control platforms in Russia, unlike the foreign practice of digitalization. There is an opportunity to quickly and fully integrate new original domestic pilot-projects. An example of the possibility of introducing digitalization technologies for monitoring and control can be the control of changes in the adaptive norms of a particular person in a dynamically changing environment. The domestic and foreign practice of research in this field can be effectively combined with a currently actively developing study of cyber-physical systems and digitalization of their management.

The article deals with the issue of energy efficiency of enclosing structures and residential buildings in General. Since the issue under consideration is raised in the XXI century, for its consideration and more detailed study, the author turns to cyberphysical systems, which at the moment in Russia, in comparison with foreign countries, are on the initial path of formation, which allows you to quickly and fully integrate new original domestic developments and make it possible to read heat loss indicators in real time from sensors that will be installed on the considered enclosing structures in order to increase reliability and energy efficiency. The author uses the theoretical level of scientific knowledge, which is associated with the predominance of mental activity, with the understanding of empirical materials and their comparison. In order to compare energy efficiency indicators, the author provides indicators of Russia and foreign countries. The author of the article focuses on the huge heat loss of residential buildings through enclosing structures, which leads to a huge consumption of conventional fuel and energy, and also makes you think about choosing more rational enclosing systems and creating a single airtight circuit. The article presents various types of facade systems (traditional, plaster, ventilated, translucent and adaptive facade systems), which are considered from the point of view of energy efficiency and labor intensity during installation. The main criterion of which is the heat engineering calculation performed in accordance with the current standards on the basis of which the operating costs and payback period are determined
