Analysis of the pilot project of the comprehensive plan for spatial development of the territory of Pisochyn territorial community showed that failure of incorporate the requirements of land legislation in the context of the formation of sustainable (balanced) land use does not improve environmental stability and capitalization of land use as components of its sustainability. It was proposed to make changes and additions to the legislation of Ukraine on components, structure and content of the comprehensive plan for spatial development of the territories of territorial communities, zoning of lands outside the settlements which differs significantly from urban planned, especially the categories of agricultural lands, nature reserves and nature protection lands and defense lands. Improving the components, structure and content of the comprehensive plan for spatial development of land use of the territories of territorial communities based on European experience will reduce the cost of its development by 2-3 times. This is especially important considering that the state budget includes 187, 7 million UAH of subventions for the development of 150 comprehensive plans for spatial development of the territories of territorial communities in 2022(or 1, 25 million UAH for 1 project). Prospects for further explorations consist in researching areas for improvement of components, structure and content of the comprehensive plan for spatial development of land use of the territories of territorial communities, especially about zoning of lands outside the settlements which significantly differs from urban zoning.

Rural areas play an important role in the socioeconomic and environmental development of any state, as they focus on almost all agricultural activities, which are impossible without three components: economic, environmental and social. Therefore, our work is devoted to the development of economic relations in various industries (crop production, animal husbandry) in rural areas. An analysis of agricultural activity (crop production) in 2017–2020 by indicators: crop yield, sown area of crops and the number of agricultural products of own production sold by households. It is established that in 2020 the yield of agricultural crops decreased from 3.12% (sugar beet) to 9.31% (cereals and legumes), also decreased the sown area and the number of products sold. The analysis of agricultural activity (livestock) was conducted on the following indicators: the presence of farm animals, livestock products and sales of own products and showed a downward trend in 2020 compared to 2017. Thus, the presence of farm animals in 2020 decreased from 3.4% (cattle) to 20.04% of sheep), decreased the number of sold livestock products from 12.04% (eggs) to 20.04% (sheep); at the same time, the number of products increased. All this indicates that agricultural activity by industry in rural areas is gradually declining. In our opinion, the balanced development of agricultural activities in rural areas should be in harmony with environmental, social and economic components. It is also necessary to revive rural areas through the optimization of territorial organization.

One of the main domestic and foreign policy principles of Ukraine is the preservation of the environment and its components, which is vital for the human existence, his current and future generations. It was found that the amount of land resources available at our disposal is limited, therefore it requires sustainable management. This calls for recognition of raising awareness importance of the rate at which humans are depleting and destroying land resources. This formed a new paradigm about the role and importance of land management and land use. The purpose of the study is to identify the factors that have the greatest impact on the spread of soil degradation and pollution, and to identify priority environmental measures in the land management system, specifically offers for land conservation, reduced land areas with the use of pesticides and agrochemicals, which would improve the state of agro and ecosystems, would create conditions for the restoration of biodiversity in the agro sphere, would contribute to the prevention of soil degradation and contamination by chemical substances. Implementation of the provided measures is aimed at improving the quality of the natural environment and human living conditions. The indicators dependence of agricultural land use and production intensification factors was revealed through economic and mathematical modeling.
