Planning maintenance costs is not an easy task. The amount of costs depends on many factors, such as value, age, condition of the property, availability of necessary resources and adopted maintenance strategy. The paper presents a selection of models which allow to estimate the costs of building maintenance, which are then applied to an exemplary office building. The two of the models allow a quick estimation of the budget for the maintenance of the building, following only indicative values. Two other methods take into account the change in the value of money over time and allow to estimate, assuming the adopted strategy and assumed costs, the value of the current amount allocated to the maintenance of the building. The final model is based on the assumptions provided for in Polish legislation. Due to significant simplifications in the models, the obtained results are characterized by a considerable discrepancy. However, they may form the basis for the initial budget planning related to the maintenance of the building. The choice of the method is left to the decision makers, but it is important what input data the decision maker has and the purpose for which he performs the cost calculation.

The aim of the article is to analyze the method of determining the maintenance costs of buildings based on the method proposed in Polish legal regulations. The analysis of the sensitivity of the method shows that the assumed number of product use cycles during the calculation period has the greatest impact, while the adopted warranty period has the lowest impact. A multi-functional building combining housing, office, service and commercial was analyzed in order to obtain a broader picture of the model’s operation. The results of the analyses allow us to conclude that despite the higher price of materials, the most durable solutions, which are the most expensive to purchase, turn out to be the most advantageous in the entire life cycle of the building. The method proposed in Polish law regulations has certain limitations. In order to level them, it was proposed to extend the method by using NPV (Net Present Value) for calculations and extending the life cycle of the building to 80 years.

The literature that a lack of integration between the performance shaping factors (PSFs) and the energy management performance (EMP) is one of the critical problems that prevent performance improvement and reduces the power plant's efficiency. To solve this problem, this article aims to achieve two main objectives: (1) Systematically investigate and identify the critical success factors (CSFs) for integration with PSFs and EMP; (2) Develop a novel modelling approach to predict the performance of power plants based on innovative integrated strategies. The research methodology is grounded on the theoretical and practical approach to improving performance. The Newcastle Ottawa Scale (NOS) was used to assess the quality of the literature that met the criteria. To ensure the reliability and accuracy of the proposed model, the researchers developed a hypothesis and evaluated the CSFs via a case study in the Iraqi power plants. The findings of this study succeeded in developing a novel modeling approach to predict the performance by integrating the CSFs of both the PSFs and EMP to increase the positive interaction and energy efficiency of power plants. The results confirmed the validity of the selected hypotheses and verified the positive and important relationship with the success and improvement of the performance in power plants. However, the lack of consistency and balance in the current studies indicates that the performance strategy in power plants did not receive sufficient attention and needs further investigations.
