Design practice has shifted towards a performance approach that is based on an awareness of sustainability goals. Achieving this goal requires the integration of all participants through communication, collaboration, and knowledge-sharing (CCKs), specifically at the design stage. The participants are from different stages of the project which are design management (DM), project management (PM), and facility/property management (FM). The current research has not been able to clearly describe the practice in achieving design performance, especially involving the main three stakeholders (DM, PM, and FM). Thus, this study aims to fill the research gap by focusing on the influence of factors CCKs on the design performance of the commercial property, especially retail property. This will form a design, construction, and operational integration model to achieve the performance of retail properties in forming an optimal space. This study uses a method of quantitative study using a questionnaire survey. It was collected from 111 practitioners of the project participants (DM, PM, FM) in retail property development in Indonesia. There are different results in the correlation that the higher the factor value, the lower the space value performance. This correlation occurs in collaboration for PM, communication for DM, and knowledge-sharing for FM. This interesting finding can be explained empirically according to the preferences of each participant. This study contributes to knowledge about the influence of CCKs, which focus on the design of performance-based retail buildings to get the highest space value.

To achieve carbon peaking and carbon neutrality targets of mainland China and Hong Kong, carbon reduction in the building sector is a critical task due to its high contribution to total carbon emissions. Decarbonisation approaches in both operation and construction phases should be considered. A building information modelling (BIM)-based integrated design process (IDP) is introduced to connect the design, construction and operation as an entirety from the initial stage of a project to enhance the green building and decarbonisation design. Taking a real case of a Design-Build-Operate project, O•PARK2, this study investigates the benefits and problems in a BIM-based IDP in regard to green building and its potential impact on carbon neutrality during construction. A BIM-based IDP enables decision-making to be based on comprehensive and optimal information, which is well proved by the O•PARK2 project with the BEAM Plus being upgraded from Gold to Platinum. The carbon reduction potential during the construction phase is as high as 45%, which can only be actualised if decarbonisation specialists are involved from the planning phase. Although the BIM-based IDP possesses many unique advantages, the management of its long feedback loop and the complicated procedures should be optimised in the future.

The global energy crisis has been one of the significant challenges for decades, threatening the global economy, and the health of our environment. The government's efforts to enhance the welfare and lifestyle of citizens have been partially undermined by a significant rise in energy intensity, resulting in increased energy consumption. Over the years, researchers have utilized historical energy consumption data to enhance energy efficiency through various technologies. Innovative smart technologies drive energy efficiency, reducing energy usage throughout all areas of the energy industry, from production and supply to consumption. This creates a balance in all sectors and indicates a decrease in energy demand in all areas of building infrastructure. Green buildings that utilize Internet of Things (IoT) technology employ sensors and software to collect data, optimizing, and enhancing building performance. This includes reducing energy and electricity consumption, improving air quality, and optimizing lighting throughout the day. These buildings can contribute to reaching zero‐energy building targets. It becomes challenging to manage green buildings without using centralized control. Therefore, managing and integrating these buildings with intelligent technologies is vital in achieving environmentally friendly management. This study offers a broad overview of the green building concept and explores the use of the green IoT in enhancing services and conserving energy within green buildings. The article aims to deliver an extensive review of green buildings and their advantages, analyze the technology behind the IoT and its integration with solar panels to lower energy consumption, and ultimately identify the challenges present in this area of research.
