Abstract:The aim of this article is to enhance the understanding of how design companies perceive the benefits of Building Information Modeling (BIM) technologies application. BIM is recognized in the literature as a (potentially) powerful driver leading the construction sector towards sustainability. However, for design companies, the choice to invest in BIM technologies is basically an economic one. Specifically, a design company assesses economic benefits and efficiency improvements thanks to the application of BIM technologies. The article discusses the return on investments (ROI) in BIM technologies and reviews ROI calculation methodologies proposed by other authors. In order to evaluate BIM return on investment correctly practical ROI calculations are carried out. Appropriate methods, together with the relevant variables for ROI calculation, are developed. The study allows for adjusting the calculation method making it more accurate and understandable using the Autodesk Revit based ROI calculation of the first year.

With more than 80% of all construction projects overrunning their budget, there is a need for more efficient management of the estimated 10% of Gross Domestic Product (GDP) that is expended annually on construction across the world. It has been proposed that better information and data management through Building Information Modelling (BIM) will lead to cost savings and greater predictability. Notwithstanding the role of quantity surveyors (QS) in modelling and managing construction cost, they remain among the least capable of assimilating BIM into their existing traditional processes. Despite the increasing need for BIM capability assessments for projects, there remains, no tool specifically developed for assessing QS firm's BIM utilisation capacity or performance. As a result, it is unclear the attributes that indicate BIM capability of QS firms as well as QS practices on projects. This study sought to address this through a review of BIM capability assessment frameworks in order to ascertain their suitability for QS practices. An expert focus group discussion was then used to identify peculiar attributes suitable for QS BIM capability assessment as a precursor to the development of a comprehensive model of QS BIM capability maturity. Findings reveal that most QS BIM capability attributes relate to processes including criteria for effective information definition and data management such that they are consistent with QS measurement standards. The BIM competence of staff also emerged as one of the key attributes highlighting the need for QSs to improve their knowledge, skills and experience in the application of BIM amidst current low levels of adoption. The proposed attributes would assist the development of performance and maturity indicators that would help QS firms better understand their own capability as well as the requirements for delivering costing services through BIM on projects.

How to Adopt BIM in the Building Construction Sector across Greece?

The construction sector is of strategic importance for the European Commission. This is the reason why there is a special interest in the development of this sector which is attempting to transform into a more sustainable one in order to face various challenges. In this context, European Directive 2014/24/EU brings to the foreground of the European institutional framework the term building information modelling (BIM), that it is widely used in many countries across Europe. In Greece, the situation seems to be different, not only because it has not been applied in practice but also because of some special features of the way the construction sector functions. This paper presents the BIM use-level in Greece and the way with which it could be better integrated in the construction sector. Through this review we make a brief assessment of the strategy developed in order for the BIM to be integrated in Greek building procedures. Furthermore, we focus on specific issues, like the extended informal housing phenomenon, and on factors that cannot easily be standardized that create problems in BIM use. Finally, through an initial market analysis we underline the role of academic institutions for integrating BIM across Greece.Such a direction seems to be the continuation of the Horizon 2020 Strategy directions that aimed at the creation of healthy, safe, viable and intelligent infrastructure [1].In this context, European Directive 2014/24/EU [7] brings to the foreground of the European institutional framework the term building information modelling (BIM). The term is mentioned in article No. 22 of the Directive where it is noted that in the framework of signing public works contracts and the invitation to tenders for relative studies, the member states must include the use of specialized electronic modelling tools for building construction information or similar means. Even if BIM is widely used in countries like France, United Kingdom and Germany [8], things in Greece are very different. This paper presents the BIM use level in Greece and the way with which it could be better integrated in the construction sector. The aim of the work is to present an overview of the situation and to make a brief assessment on the proposals developed for the better adoption of the tool in Greece, taking into consideration the European experience (Section 3). Previously (Section 2), a literature review is undertaken where the tool is described along with the advantages of its use. The results that arise (Section 4) permit a review regarding the actions taking place and programmed in the immediate future.
