PurposeBuilding information modelling (BIM) claims to be spearheading the modern technological revolution in the global construction industry. While scholars have emphasised the cruciality of BIM, associated costs have been identified as one of the major barriers to successful BIM implementation, as is the case in Sri Lanka. Besides, lean principles (LPs) are known for increasing efficiency, quality and eliminating waste, thereby reducing overall costs. Hence, this research aims at addressing the BIM implementation barrier associated with costs by applying suitable LP, enhancing overall value by minimising value-insignificant activities.Design/methodology/approachThe study adopted a qualitative research approach. 10 experts with expertise in both BIM and LP were targeted for the primary data collection through semi-structured interviews. The collected data were analysed using manual content analysis.FindingsResearch findings discovered the cost centres that can be applied to the LPs and the effective LPs that can be applied with the cost centres of BIM implementation. The theoretical implication of the study is to provide insights into a potential application of LP for BIM cost centres, whereas practical consequences include the identification of LP's potential to minimise BIM cost centres, ergo, achieving a successful BIM implementation.Originality/valueThis study will be the first of its kind in the Sri Lankan construction industry, intending to apply LP with BIM implementation cost centres to achieve a successful implementation. This research also has paved the way forward for further research on the application of both the BIM and LP concepts for similar construction industries in developing countries across the world and in addressing other BIM implementation barriers.

Sustainability demands have changed the building design nature, which gained complexity due to the increased diversity of requirements, activities, agents, and tools. Building Information Modeling (BIM) has a potential to contribute to sustainability enabling the building integrated design, performance simulations, life cycle assessment and information use throughout the building life cycle. The aim of this paper is to investigate the sources of challenges in the relation between architectural and engineering (AE) design firms and clients (developers or private individuals) for promoting sustainability in the building design. Also, it is investigated if BIM has been implemented by the firms and how it relates to management and sustainability. The research method adopted is qualitative and participatory based on focus groups. Two groups were interviewed: eight AE design firms and six developers and/or construction companies. Analysing the research findings, the sources of challenges that were identified are the lack of definition and communication about the stakeholders’ sustainability approach; the lack of a more detailed design scope and required qualifications by the clients, but also the lack of business management and firm’s performance evaluation processes by designers; the traditional project delivery systems, traditional work relationships, tools and processes that do not support the collaboration needs. In addition, AE design firms’ organization affects the client relationship and design quality including the consideration of sustainability issues in the design solutions. The sources are found in the AE design firm’s processes of strategy planning, business and marketing, design, people, and knowledge management. So, further research will be carried out about managerial and organizational capabilities of AE design firms for sustainability and BIM.

ZusammenfassungExtended-Reality-Technologien (XR-Technologien) haben in den vergangenen Jahren einen erheblichen technologischen Fortschritt erfahren. In der Arbeitswelt wird ihre Implementierung mit zahlreichen Vorteilen, wie z. B. Produktivitätssteigerungen, geringeren Kosten und verbessertem Lernen assoziiert. Dennoch stellt die disruptive XR-Technologie Unternehmen bei der Implementierung vor zahlreiche Herausforderungen, die sich von einer veränderungsresistenten Unternehmenskultur bis hin zu gesundheitlichen Bedenken bei Mitarbeitern erstrecken. Unternehmen fehlt es an Instrumenten, die das Innovationsmanagement bei der Überwindung dieser Hürden spezifisch unterstützen. Im vorliegenden Beitrag wurde daher das XR-Canvas entwickelt, das als Workshop-Instrument zur Spezifikation und Implementierung von XR-Projekten in Unternehmen eingesetzt werden kann. Es integriert elf Handlungsfelder in den Dimensionen Technologie, Organisation, Umwelt und Anwender, die auf Basis einer systematischen Literaturrecherche identifiziert wurden. Abgeleitet von Experteninterviews werden final Handlungsempfehlungen gegeben, wie das Canvas die XR-Implementierung unterstützen und die organisationale Ambidextrie fördern kann. Somit liefert dieser Beitrag einerseits Erkenntnisse, welche Faktoren die XR-Implementierung beeinflussen. Andererseits liefert er eine Innovationsmethode, um diese Einflussfaktoren strukturiert in XR-Anwendungsfällen zu spezifizieren.
