This research aims to study the forecasting of house price index in Turkey by using ARIMA transfer function and artificial neural networks. House price index is the fundamental tool that highlights the affordability of the house's purchase. The 12 years' quarterly data has taken from WDI, Yahoo finance and TurkStat, from 2010-2022. Under ARIMA modeling stationary R-Squared is .624, which suggests the stationary part of the model. In inflation, the deposit interest rate has a seasonal trend of up to 62% with the housing price index. R-Squared is .914. Under ANN model It is the function of the multi-layer perceptron and there are functions of the backpropagation that uses for the training and testing model to highlight effective forecasting. Training process 71% are involved in the training and the remaining 28% have been tested and successfully generated output.
