Tanjungpinang City is characterized as a coastal area with dense settlements around the port. The high mobility of the population led to the formation of new centers of activity heading towards the mainland. Integration in the use of resources is necessary for sustainable spatial planning. This study aims to: 1) analyze the pattern of land use change in Tanjungpinang City in 2010-2020; 2) analyze the suitability of land for residentials; 3) analyze the availability of residential development land; 4) predicting land use; 5) drawing up a residential development directive for 2030. Land use change was analyzed by the method of overlapping land use maps in 2010, 2015, and 2020. The suitability of land for residentials was analyzed by the evaluation method developed by FAO 2007, and several criteria were established for the availability of residential land. Land use change predictions for 2030 are analyzed by the Land Change Modeler (LCM). Furthermore, the preparation of direction for the development of settlements areas is based on land suitability, land availability, prediction of land use and spatial pattern. The results of the analysis obtained the type of land use that experienced the largest increase in area were urban residential buildings. Land of suitable land suitability class available for residential was obtained 6,300.73 ha. The prediction of land use in 2030) show that the largest increase in area also occurred in settlements land by 23.97% of the total area of Tanjungpinang City. The directive for the development of residential areas is focused on land that belongs to priority categories 1 and 2, in order to avoid disasters, land damage, and land disputes.
