Sustainability considerations have been suggested as key elements in Private Financing Initiative (PFI) projects in Malaysia. Notwithstanding, the sustainability is new in the Malaysian construction industry, let alone in PFI projects. This requirement has necessitated stakeholders in PFI projects to quickly learn sustainability and apply them accordingly. A research was mooted to observe and document how the PFI project stakeholders respond to this and their consequent practice in implementation of sustainability in their projects. In drawing the Terms of Reference (TOR) of sustainability for PFI projects, it was conceived that the fundamental starting point is to accurately define what sustainability is and how this can be incorporated into the PFI projects in avoiding project outcome off-tangent. This paper presents the key elements for Sustainability which drawn from the perspective of literatures and research on sustainability applied in Europe, America and Asia. The findings culminate the key elements of Sustainability which helps to establish the research framework in order to measure the current implementation of sustainability within PFI.

The Earth is a complex planet that has such sophisticated life processes which serve as an inspiration for the process of Green Design. Green Design deals both with natural and built environments, and concerns itself with nature, energy, and cycles as well. Energy efficiency and creating comfortable environments are the most outstanding principles which need to be met when designing particular spaces, or building spaces. The concept of contextualism is closely related to the means of respecting the individual character of a place. It basically entails appreciating the local, regional and global context of the space; in other words, it embodies this "green" concept. At the same time, it is clear that it deals with the energy and natural cycle physically. For thousands of years, as a traditional means of social regulation, Traditional Chinese Medicine (TCM) has been producing theories and philosophies that seek to connect the human body and the spirit, and Feng Shui which deals with nature and previous goals of Green Design psychologically. This is twofold: first, the energy in Green Design principles refers to the material energy which could be tested or quantitatively measured; second, Feng Shui focuses on the meanings of the material's invisible energy which can be qualitatively sensed. This paper is an attempt to reach the utopian state known as "Green Chi Design" by creating an environment integrated with the human soul; a synthesis of the two stated approaches together. Many questions arise herein about the necessity of enhancing the existing spaces to "chi" spaces, the major faces of that combination and different reflections on the human apart from health.

Leadership in Energy and Environmental Design (LEED) certification is the most prominent voluntary environmental program for built environments. It has four tiers: Platinum, Gold, Silver and Certified. As of 2015, in the United States, 14% of certified buildings are in the Certified tier, 33% in the Silver tier, 45% in the Gold tier and 8% in the Platinum tier. Why is the Gold tier the most popular although it is neither the least expensive option nor the most environmentally friendly one? To investigate this subject, we conducted interviews with owners of 144 properties across 27 US states and Washington, DC. We find that program design, specifically requirements/points for certifying to a specific tier, influences benefits-costs for certifying to different tiers. Other factors driving tier choice include the region in which the property is located, prior experience of the builder/owner with a particular LEED tier, the availability of subcontractors and the norms for leasing time frames. Finally, the nomenclature of different LEED tiers also shapes the value perception.
