This paper directs critical reflection on the use and treatment of qualitative interviews in researching building and development actors, processes and outcomes. Using the case study of New Urbanism in Toronto, it argues that norms of self-presentation and impression management consciously or unconsciously enacted by development professionals (developers, builders, designers, planners) within the research interview constitute key data that is often overlooked in planning and urban developmentrelated research. More often than not such study is geared towards typifying development processes, identifying and prescribing industry 'best practices' and evaluating the relative success of outcomes on the ground. It is argued here that a finer-grained coding of interviews with key project-based actors directs attention to the hybrid and contingent nature of social roles in development networks and processes. This challenges researchers to examine more rigorously the identities, strategies, constraints and rationalities of development professionals to gain a deeper understanding of their agency in the (re)production of urban form and the definition of local development cultures.

The distribution pattern of housing in any urban area will be extremely diverse and heterogeneous. The shape of this pattern depends on intrinsic properties of the housing units themselves as well as on accessibility, environmental quality and the capacity and quality of previously constructed housing stock. How do households make their choices and distribute themselves among such diverse housing areas? The aim of this investigation is to put the factors that could define the choice structure of households by focusing on two different-size cities in Turkey: the Istanbul Metropolitan Area (IMA), where the housing choice is expected to dependent upon economic behavior of households, and Bandırma (BND), a medium-size city, where the housing market is relatively weaker and the choice structure is expected to dependent upon the limited opportunities of supply. The investigation results show that households’ socio-economic characteristics dominate the choice structure in the IMA parallel to the expectation. Housing properties have a more notable impact on the choice structure in BND that acknowledged the relative limitation of the housing market.

The “glocalisation” of Istanbul's retail property market

PurposeThe continuation of globalisation and liberalisation processes has prompted the restructuring of many national and local property markets. The research examines the evolution of Istanbul's retail property market to identify how global and local agents engage with one another to produce a unique “glocalized” outcome.Design/methodology/approachThe morphogenetic approach is adapted and applied to analyse the dynamics of market change. The focus is on the character and behaviour of national and international market actors and how they interact with the wider political economy. The research uses a combination of elite interviews, document analysis and corporate case studies to obtain empirical evidence.FindingsThe liberalisation of the Turkish economy heralded the entry of the first international companies into Istanbul's retail property market in the 1990s. International involvement expanded rapidly after 2004, accelerating the process of market re-structuring. However, while the number of global buy-outs increased, the expansion of local property companies–and the establishment of some international/national corporate partnerships–was even more marked. This resulted in a “glocalised” market with a strong and distinctive local culture.Originality/valueIstanbul has been a major centre of trade for millenia. This is the first substantive analysis of the recent restructuring of the city's retail property market. Previous research on market maturity and market evolution has paid limited attention to the dynamics of change. The paper describes the use of a process-based theoretical framework (morphogenesis) that was explicitly designed to analyse structural shifts in socio-economic conditions through an examination of the characteristics and behaviours of the actors involved.
