Four positions concerning theorising housing-related phenomena are discussed.(1) Theory of housing (v1) : It is possible and desirable to construct a theory of housing to which all housing-related research topics can be related. (2) Theory about housing: It is not possible, nor desirable to try to construct a theory of housing; one should rather apply theoretical resources developed in established disciplines and research fields in theorising housing-related topics. (3) Theory from housing: It is possible and desirable to theorise housing by scrutinising the nature of housing as a special activity and experience. (4) Theory of housing (v2) : It is possible and desirable to construct a theory about the invariable relationships between features of the housing system and features of society. Theory of housing (v1) is shown to be questionable basically due to the fact that housing is not a research topic but a common denominator of various topics. Theory about housing is acceptable with the qualification that housing research can feed back to more general theorising. Theory from housing offers a limited perspective on theorising but it can serve as a necessary check to other theorising. Problems with Theory of housing (v2) have to do with the balance between abstract generalisation and concrete empirical/historical analysis.

ResumenLa emancipación residencial en España no es ajena a las características del contexto de vivienda en el que se desarrolla. Como proceso, la emancipación no depende únicamente de atributos individuales de los jóvenes, sino que además se explica por un sistema de provisión caracterizado por el predominio de la vivienda libre en propiedad (en detrimento del alquiler) y elevados precios que, en cualquier caso, suponen esfuerzos de acceso excesivos para el colectivo juvenil. Recurriendo a fuentes como la EPA y los Censos de Viviendas (2001 y 2011), el presente artículo constata la existencia de heterogeneidad interna, argumentando que las características diferenciales en el régimen de tenencia de las viviendas principales y en los esfuerzos de acceso a la vivienda libre, desde una perspectiva autonómica comparada, están incidiendo en la emancipación. As a process, emancipation is not only dependent on the individual attributes of young people, but can also be explained by a provision system characterized by the predominance of home ownership (in detriment to rental housing) and high prices, which make access to housing difficult for young people. Drawing on sources such as the Spanish Labour Force Survey and the Housing Census (2001 and 2011), this article confirms the existence of internal heterogeneity, arguing that the different characteristics of the tenancy system of primary residencies and in efforts to access available housing on the market -from a comparative regional perspective -are influencing emancipation.
