W tym kontekście celem niniejszego artykułu jest dokonanie przeglądu aktualnego stanu międzynarodowych badań w tym zakresie oraz empiryczne ujęcie wybranego studium przypadku. W szczególności, przedmiotem badań jest wpływ Poznańskiego Szybkiego Tramwaju (PST) na kształtowanie się rynku mieszkaniowego na zespole osiedli "Winogrady". W oparciu o dane o transakcjach sprzedaży mieszkań, w artykule przedstawia się analizę statystycznej zależności pomiędzy dostępnością PST a cenami mieszkań, z wykorzystaniem klasycznej metody najmniejszych kwadratów, metod ekonometrii przestrzennej oraz regresji geograficznie ważonej. Następnie, wykorzystując dane pozyskane drogą badania ankietowego, ukazuje się rolę PST jako czynnika wpływającego na satysfakcję z miejsca zamieszkania, mogącego skłaniać do przeprowadzki oraz kształtującego codzienne zachowania przestrzenne. Uzyskane wyniki wskazują, że znaczenie PST mierzone w kategoriach satysfakcji z miejsca zamieszkania było wysokie, natomiast wpływ na ceny mieszkań był niewielki, choć zauważalny. W konkluzji autorzy skłaniają się do wniosku, że w przyszłych badaniach należy w większym stopniu brać pod uwagę cechy charakterystyczne danego obszaru, takie jak na przykład odległość od centrum czy też istniejące alternatywne środki transportu publicznego. słowa kluczowe: ceny mieszkań, dostępność, infrastruktura transportowa, Poznański Szybki Tramwaj, rynek nieruchomości, transport publiczny abstract: Research on the impacts of the public transportation infrastructure on property markets is a rapidly expanding field in the transport geography literature. Within this context, the aim of this paper is to review the existing international research in this field and to provide new empirical evidence based on the selected case study. In particular, the paper looks at the example of the Poznan Fast Tram (PST) and its influence on housing market in the "Winogrady" housing estate. Based on apartment sales data, it analyses statistical relationship between the accessibility of the PST and apartment prices, using the ordinary least squares method, spatial econometric methods, and geographically weighted regression. Following that, the paper employs data drawn from a household survey to illustrate the impacts of the PST on residential satisfaction, the propensity to move, and daily spatial behaviours of the residents. Results suggest high importance of the PST measured in terms of residential satisfaction, and a weak yet visible effect on apartment prices. Point-to-point travel refers to the trip taken from the initial departure point to the final destination point, which can be further categorized as either direct or non-direct. Direct point-to-point travel indicates that the trip is made with a single transportation mode from beginning until the person reaches the final destination. On the other hand, the non-direct type of point-to-point travel involves several modes of transportation throughout the journey. Comparison analysis is made between the available modes of domestic transportation such as buses, trains, commercial flights and cars to determine the preference and the market potential for direct point-to-point travel means. Several evaluation criteria including time on transport, time of waiting, cost of transport, cost of other expenses, travel comfort, flexibility of departure point and privacy are used in this study. Based on the result from case studies of domestic travel in Malaysia, it shows that direct point-to-point means of transportation represented by cars generally have higher benefits in comparison to other means of transportation, especially in terms of time and travel costs. This signifies a big potential in introducing a better means of direct point-to-point transportation than current cars like the dual-mode Personal Air Vehicle (PAVE) for domestic travel in Malaysia.

Roads cover a significant fraction of the land area in many municipalities. The public provision of roads means this land is exempt from the local property tax. Transferring roads from public to private ownership would not only remove maintenance costs from city budgets, but increase potential property tax revenue as well. This paper calculates the value of the land occupied by roads in sample cities and determines the potential revenue increase if they were subject to property tax. Further calculation computes the extent to which the property tax rate could be reduced if the land value of roads were added to the tax base.
