Over the last decades, the growing energy consumption of commercial and residential buildings has considerably increased the energy-related carbon dioxide (CO 2) emissions. At EU level, the Energy Performance of Buildings Directive (EPBD) has introduced the transformation of buildings into nearly zero energy buildings (nZEBs) that cover the majority of their low energy demand by on-site renewable energy sources. In this direction, the project PV-ESTIA ''Enhancing storage integration in buildings with Photovoltaics'' aims at developing and validating various optimal energy management strategies in buildings equipped with Photovoltaics (PV) and storage systems. One of the main requirements for the application of the developed strategies is the accurate computation of energy consumption, and particularly, of heating and cooling energy needs. In this paper, a simple and accurate model based on the ''grey-box'' concept is proposed for the computation of hourly thermal energy needs in different types of premises by using the standard ISO 52016-1:2017. The method's performance is evaluated by comparing the results with those of other simulation programs for ten European cities with climatic variations. It is concluded that the proposed model presents high accuracy on the computation of the operative temperature, since it considers the air temperature, as well as the temperatures and the areas of the internal surfaces. Finally, any deviations with the other simulation tools are due to differences in the internal air temperature, weather data, as well as the approaches of ventilation and shading effects.

Existing building green retrofitting can reduce building energy consumption and greenhouse gas emissions, which is conducive to the sustainable development of the construction industry. The financing dilemma of the existing building green retrofitting hinders the large-scale development of green retrofitting in China. This paper establishes the perceived payoff matrix and evolutionary game model of the government, Energy Service Companies (ESCOs), banks, and owners. Through simulation analysis, the primary factors affecting the choice of game strategy and the stable strategy under different conditions are discussed. The results show that the strategic choices of the government, ESCOs, banks, and owners influence each other in the two game models. Government regulations will have an impact on the strategic choices of ESCOs, banks, and owners. The owners’ strategy choice is closely related to the perceived benefits and costs of retrofitting. Based on the results, corresponding suggestions are proposed to provide theoretical support for the development of the existing building green retrofitting market.

Energy Retrofit in European Building Portfolios: A Review of Five Key Aspects

The research about energy efficiency in buildings has exponentially increased during the last few years. Nevertheless, both research and practice still cannot rely on complete methodologies tailored for building portfolios as a whole, because the attention has always been drawn to individual premises. Yet, energy efficiency analyses need to go beyond the single building perspective and incorporate strategic district approaches to optimize the retrofit investment. For this purpose, several aspects should be considered simultaneously, and new methodologies should also be promoted. Therefore, this paper aims to discuss energy retrofit campaigns in building portfolios, drawing an exhaustive and updated review about the challenge of jumping from the single-building perspective to a stock-based analysis. This research discusses the publications available on the topic from five key aspects that are all essential steps in achieving a complete and reliable study of energy efficiency at a portfolio level. They are energy modelling and assessment, energy retrofit design, decision-making criteria assessment, optimal allocation of (financial) resources and risk valuation. This review, therefore, advocates for joint consideration of the problem as a basis on which to structure further disciplinary developments. Research gaps are highlighted, and new directions for future research are suggested.
