“…This finding supports the work of Ali et al (2010) that identifies the failure to execute maintenance work at the right time as a major factor and Al-Khatam (2003) that timely execution of maintenance work is beneficial in reducing maintenance cost. This factor seems to be dominant in many cases (De Marco, 2010; Jandali and Swies, 2018a, b; Ihsan and Alshibani, 2018; Naji et al , 2020; Breesam and Jawad, 2021), as corrective maintenance is always an option in the execution of maintenance works. In the distinctive rating, faulty maintenance was ranked a major factor by experts (65%) and relatively low by tenants (54%).…”

“…Jandali and Sweis (2018b) group these factors into those pertaining to statutory requirements, design phase, operations conducted by the maintenance group and community perception about the maintenance industry. Breesam and Jawad (2021) report on factors affecting maintenance procedures which are maintenance time (when it started), safety and health measures, work completion time, defective construction, lack of implementation, poorly completed maintenance work, design problems, delay in reporting failure, response time for maintenance work, the skill of maintenance personnel and unavailability of skilled workers. Ogunmakinde et al (2013) reveal non-availability of funds, indiscipline and ignorance, bad economy, corruption, cultural beliefs, lack of maintenance culture, lack of skilled maintenance personnel, use of foreign building materials and unethical behaviour as factors responsible for poor maintenance works.…”

“…Their study pinpointed corrective maintenance as the most fitting approach for public edifices [14]. Additional research [15,16] underscored the significance of resources, stakeholder emphasis on maintenance, staff attitudes, and inter-stakeholder coordination. They also noted the influence of factors such as building type, age, and overall condition, albeit to a lesser degree.…”
