PurposeThis research presents a review and assessment of the factors affecting the implementation of remodeling projects, during their lifecycle.Design/methodology/approachA mixed design approach comprising of qualitative and quantitative methods was utilized. The research commenced with a literature review to identify the factors affecting remodeling projects over their lifecycle phases, namely re-programing, design, construction, and operation and maintenance. A survey was administered, to solicit experts' evaluation of importance, on a sample of 90 professionals, including 30 architects, 30 contractors and 30 real estate developers, to obtain a diversified assessment of the factors. Based on the values of their relative importance indices, a set of 27 factors were ranked and correlated, among all areas, to expose the differentiation of their views.FindingsThe research has empirically determined that data availability of the remodeling project, contractor competency for carrying out the remodeling project, and safety during the disassembly and demolition (D&D) activities are the most important lifecycle factors leading to a successful delivery of the remodeling projects. These factors provide a practical guide for professionals endeavoring on delivering a successful and effective remodeling of built facilities.Originality/valueThis research explores professional practice in comparison to the literature and the legislative discourses, to ensure an effective delivery of remodeling projects over their lifecycle. This research provides practitioners, and regulators with a lacked area of research, while introducing a thorough investigation upon the factors affecting remodeling projects, their importance and ranking, from a project's lifecycle perception.

South Korea has witnessed an increasing social demand for housing supply due to rapid urban population growth from the 1950s through the 1970s. At least two million houses have been in use for 30 years or more since the implementation of policies related to the mass production of apartment houses 20–30 years ago. Methods for improving the aging of domestic apartment houses and their living environment are reconstruction and remodeling, and the government has been encouraging remodeling by easing laws and regulations related to it. During the early stages of a typical remodeling project, many candidate floor plans arise in the process of finalizing the floor plan, resulting in significant time consumption in the iterative process for reviews and revisions. Extracting quantitative indicators by comparing floor plans before and after remodeling at the initial design stage and comparing the indicators of the target complex with the existing case can facilitate a more time-efficient and economical decision-making process. In this study, quantitative indicators were extracted from floor plans by applying a structural evaluation program for remodeling of apartment housing at five existing domestic apartment complexes (nine buildings in total), and a detailed comparative analysis was conducted. Evaluated indices included variations of floor area, load-bearing wall, nonbearing wall, slab, weight, area moment of inertia, torsional resistance, and visualization of removed, remaining, and new bearing walls. The proposed method can continuously accumulate data from domestic apartment house remodeling projects and accelerate the process by shortening the time required for final decision-making in future remodeling projects.

Estimating Normal Duration of Renovation for Multistory Apartment Building Considering Extension-Type Renovation Projects

Normal (typical) project duration is estimated at the initial stage of a renovation project and is an important reference for project control. However, its estimation has not been researched extensively owing to the complexity and uncertainties of renovation. Thus, a model was developed for predicting the duration of sustainable apartment renovation. Experts were asked to estimate a baseline schedule for extension-type renovation projects, factors that influence critical path activities, and the range of project durations considering these factors. An equation for estimating the duration of a renovation project was developed, and the range of project durations was derived using a MCS to reflect uncertainty. The proposed model was validated by applying it to actual cases. The case study shows that the model would be more suitable for complex renovation construction (i.e., more than two buildings or vertical extension). The model can be applied to various renovation projects and used as a reference for determining contract time. It can fill the knowledge gap of construction duration forecasting by adapting the concept of control activities to simplify the assessment of uncertainties in renovation of apartments, and can be applied for forecasting sustainable renovation time for other project types or in other locations.
