Diffusion of Energy Efficient Technology in Commercial Buildings: An Analysis of the Commercial Building Partnerships Program

Abstract: This study presents findings from survey and interview data investigating replication of green building measures by Commercial Building Partnership (CBP) partners that worked directly with the Pacific Northwest National Laboratory (PNNL).PNNL partnered directly with 12 organizations on new and retrofit construction projects, which represented approximately 28 percent of the entire U.S. Department of Energy (DOE) CBP program. Through a feedback survey mechanism, along with personal interviews, quantitative and … Show more

“…Energy-efficient technologies or the installation of renewables, both requirements of the LEED standard, reduce the energy consumption of a building and hence its energetic dependence. Therefore, green buildings provide lower lifecycle costs for tenants (Antonopoulos, 2013) and the savings in operating expenses are substantial. 6 In addition, LEED buildings offer a healthier work environment, since factors such as indoor air quality are enhanced.…”

“…This competitive advantage must be communicated to external stakeholders to attract future employees. Hence, environmentally leading or CSR-driven companies, in particular, make great efforts to recruit a highly skilled workforce (Bauer and Aiman-Smith, 1996;Turban and Greening, 1997;Greening and Turban, 2000) and thus opt for a LEED building (Gauthier and Wooldridge, 2012;Antonopoulos, 2013). That is, the image of a company, workplace included, is crucial.…”

“…According to this theory, companies pursue green certifications for the performance-based benefits and the marketing-based benefits of creating a green reputation (Matisoff et al, 2014(Matisoff et al, , 2015Robinson and Sanderford, 2016). Many tenant companies with distinct workplace image and reputation requirements choose intentionally to lease LEED-certified buildings (Antonopoulos, 2000;Gauthier and Wooldridge, 2012). Further, tenants in industries with intensive human-capital needs, cite their occupancy of LEED buildings as one aspect of a high-quality work environment as they seek to attract and retain employees (Brown et al, 2016).…”
