This tudy investigates the impact of blockchain technology on sustainable real estate supply chain management, specifically focusing on material traceability and transparency . The findings highlight the importance of considering blockchain as a viable solution for enhancing material traceability and transparency in sustainable real estate supply chains as panacea for preventing incessant building collapse in Nigeria. The study contributes to the understanding of blockchain technology's role in real estate supply chain management and provides insights for industry practitioners, policymakers, and researchers. In this study, a quantitative approach was employed, which included distributing a questionnaire to 300 participants representing various sectors within the real estate industry. Out of the total, 235 responses were received. A regression analysis was conducted to examine the impact of blockchain technology on material traceability and transparency in real estate supply chain. The regression analysis showed a statistically significant positive relationship (β = 0.347, p < 0.005), and (β = 0.358, p < 0.005) indicating that the adoption of blockchain technology has significant impact on improving material traceability and transparency respectively. While challenges exist in the use of blockchain, such as scalability, future work should focus on practical implementation through pilot projects and the development of standardised protocols. It is recommended that industry stakeholders collaborate with regulatory bodies to establish guidelines and standards specific to blockchain implementation in the real estate sector in Nigeria.

Fast-track is a project management technique used to address time constraints and schedule overrun on construction projects. One of the major impediments in the application of fast-track technique in Pakistan’s construction industry is the lack of a comprehensive decision-making model. The aim of this research is to develop a comprehensive decision-making model for fast-track high-rise buildings which can highlight the impact of each decision-making aspect on its relevant project success indicator i.e., time variance(TV), cost variance(CV), quality variance(QV) or scope variance(SV) and the impact of cost, quality, and scope variances on time variance. Structural equation modelling (SEM) was used to develop this model. Questionnaire based on 5-point Likert’s scale was used to collect data from 159 construction industry professionals. Data was analysed using smart PLS-4 software. Results showed that on fast-track projects, scope variance has the greatest impact on time variance whereas quality variance has the least impact. Early scope freeze, early involvement of the contractor in design phase and early procurement of long-lead-time items are the most important decisions on fast-track projects whereas quality optimization decisions have an adverse impact on project duration. Drawing on systems theory, the extended resource-based view and dynamic capability theory, this research develops an integrated framework to offer a more nuanced understanding of the mediating role of dynamic capabilities between supply chain cluster design characteristics and economic, social and environmental sustainability. Data were collected from organisations in Egypt through a questionnaire survey and were analysed using structural equation modelling. Based on 811 responses, a multi-mediation model analysis using Smart-PLS recognises that geographical concentration, networked collaboration and supporting services systems are critical supply chain cluster design characteristics that offer a pool of resources and collective knowledge that help organisations build absorptive capacity and resilience, which, in turn, help in protecting, reconfiguring and developing the shared resources to achieve high levels of environmental, social and economic sustainability. The findings affirm that supply chain clusters can be used as a tool to maintain desired sustainability levels in a dynamic business environment as it will allow organisations to cope with sudden changes in the market quickly and efficiently. This will allow organisations to improve sustainability performance by developing their dynamic capabilities with enhanced supporting services and network collaboration, thereby adequately exploiting external knowledge and opportunities, as well as effectively mitigating business vulnerability. This will also help in extending the three theoretical lenses through contextualising their abstract ideas in a supply chain cluster context and analyse data from a developing market. This is particularly important as further investigation is needed regarding supply chain clusters and the relationship between dynamic capabilities and sustainability in different contexts, especially since previous studies focused on developed economies and did not use the combination of these variables.
