Design-Bid-Build (DBB) or commonly known as Traditional method is the earliest and most prevalent procurement method used in Malaysian construction industry. Design-Build (DB) and Construction Management (CM) procurement methods were later introduced in Malaysia as an endeavour to satisfy and accommodate the increase in project complexity and the need for avoiding drawbacks of the Traditional methods. Each procurement method has different nature and possesses certain characteristics. Therefore, this study was carried out to ascertain and compare the characteristics of these three procurement methods that are implemented in building construction projects in Malaysia. A questionnaire survey was conducted among architects, consultants, contractors and owners or developers to elicit their feedback on the characteristics which were categorised into time, cost, quality, complexity and flexibility, degree of involvement and responsibility allocation and technical expertise. The findings indicated that only DB method almost fulfils all the characteristics under the six categories, whereas, DBB methods garnered agreement only for certain characteristics under time, cost, complexity and flexibility and technical expertise categories. Meanwhile, the only CM method’s characteristics that satisfy agreement from the respondents are the often used of fast track approach and lack of certainty in price. This study concludes that when a procurement method is adopted for a construction project, not all the features or characteristics will turn out as expected. There are many factors that contribute and are influential on the success in procurement methods that are worth for further investigation.

Design-build (DB) is a project delivery that has already been used widely in USA, UK, Singapore and in other countries. However, it is not widely used in Indonesia and there are limited studies available on DB. The purpose of this paper is to quantify project owners' and contractors' opinions about the perceived benefits of DB in terms of cost in Java, Indonesia. The quantitative research design using survey study was conducted to evaluate stakeholders' opinion on the impact of DB on cost. Survey forms with questionnaires were sent to ten project owners and ten contractors. Inferential statistics using t-test was used to compare the perception between them. The result shows that project owners and contractors agree that DB project delivery has some benefits on cost. However, implementation has to be improved in order for DB to be a preferable project delivery option.

Design and build is a popular form of procurement worldwide. In its conventional form, it is characterised by the integration between design and construction. Novation, a variant of design and build where design responsibility is transferred from designer to contractor as procurement evolves, has gained in popularity. However, the characteristics of the process, although well identified, continue to create confusion and problems for clients and contractors alike. This paper focuses on the dynamics of design and build novation from the principal contractor's and architect's perspectives. It embraces key aspects of both the pre-contract and post-contract environment. Its contribution forms a part of a major UK Government funded research project investigating design and build best practice. The findings presented in this paper broadly indicate that contractors believe novated design and build can be disadvantageous and that considerable fragmentation can be created in what should be an integrated procurement approach.
