This study focused on the economic value of housing and environmental attributes with variability according to demand, for the neighborhood adjoining the Sarıçay River in the Çanakkale urban area. Accordingly, an increasing trend emerged for housing prices linked to environmental attributes and attention was drawn to this share which may be used for sustainable development of the region. A survey based on the hedonic pricing method determined the value of the Sarıçay river, strait view, location and landscape qualities. With the same approach, a survey based on conditional valuation using a model landscape design created with the "Realtime Landscaping Architect 20" program was used to provide an assessment based on the willingness of 400 residents of the region. From the close results obtained with the two methods, the contribution of environmental attributes to housing prices was found to be 88,229 TL. From here, based on sales of 200 houses in the region, nearly 17,564,800 TL social benefit can be mentioned. Additionally, integration and rational management of this benefit by local administrations will make it possible to provide sustainable ideal environmental development (care and maintenance) for the regional public and living areas.

PurposeThis paper aims to provide an exemplary application of an indicative post-occupancy evaluation (POE) on an organizational multistorey residential apartment building.Design/methodology/approachThis research comprises of mixed qualitative and quantitative approaches. The methodology commences with a review of the recent literature, identification of performance elements, conduct of walk-through, distribution and collection of users' surveys and the development of short and long-term recommendations, where an adequate sample of users were approached for conducting a focus group interview session.FindingsThe research identifies 74 performance elements that were clustered into technical, namely (thermal, acoustic and visual comforts, indoor air quality and safety and security), functional, namely (design adequacy, finishing, furnishing, fittings and equipment and building surroundings) dimensions and behavioral, namely (apartment building attributes and managerial and logistical support). The questionnaire survey aimed to solicit users' opinions upon the occupied case study residential facility.Originality/valueThe research identifies areas of occupants' satisfaction and dissatisfaction in a typical multistorey residential building, as a part of a community housings for a mega organization, located in Saudi Arabia. The identification of these areas serves as a lesson learned for future developments, design considerations and implications. Hence, improving the well-being and comfort of its employees.

Relations among neighbors are a key indicator of the strength of a local social community, contribute to social cohesion and are an important factor in achieving a higher level of social sustainability. On the other hand, the environment in which people live plays an important role in encouraging social contacts and developing relationships between people. In order to establish social interactions between neighbors within a multifamily apartment building (MFAB), it is necessary to provide adequate spaces for communication between residents. This was especially emphasized during the mobility restrictions caused by COVID-19, although this necessity is permanent. This paper analyzes the influence of the physical characteristics of common spaces in MFABs on the quality and intensity of contacts among residents of MFABs in the City of Niš, Serbia. In order to determine the current quality of these spaces as a physical framework for interactions among residents and to identify the wishes of users regarding interactions with neighbors in these spaces before and during COVID-19 pandemic restrictions, a survey was conducted. The analysis of the survey results and numerous examples of housing design led to (1) the formation of guidelines for future designs of MFABs and (2) recommendations for redefining the standards regulating the field of housing construction in the region, both applicable during the period of the pandemic and after it.
