Purpose -This paper is aimed at identifying the common approaches for improving constructability and evaluating their effectiveness of implementation. Design/methodology/approach -A comprehensive survey has been carried out on contemporary literature, i.e. from 1990 onwards, to trace the development of the buildability and constructability concepts and the common approaches of improvement. Findings -Results show that buildability is mainly concerned with design, quality of built products, ease of construction, as well as efficient and economical construction. Constructability emphasises integration of construction knowledge and experience at various project stages; optimisation of different project requirements to achieve overall goals; and ease of construction. Therefore, "constructability" embraces the concept of "buildability". The implementation of Quantified Assessment, Constructability Review and Constructability Programmes are the three commonly adopted approaches. Practical implications -Improvement measures should be implemented at the design stage, whereas improved constructability would eventually bring about tangible benefits in terms of time, cost, quality and safety. The Quantified Assessment approach appears to be the most practicable way of improving constructability. Originality/value -Up till now, there have been very limited studies providing an evaluation of different approaches for improving constructability. The study has offered an insight into the commonly adopted improvement measures, highlighting proven success cases, hence enabling effective strategies to be developed for enhancing constructability.

AbstractPurpose -This paper aims to highlight the similarities and differences in the buildability perspectives held by the client and the design team (collectively known as the design decision-making group) and the contractor (known as the execution group). Design/methodology/approach -Buildability attributes were identified through a questionnaire survey, followed by factor analysis to consolidate them into nine buildability factors. These were then presented to 31 construction experts (comprising clients, consultants and contractors), who ranked the buildability factors in association with common construction systems using the analytical hierarchy process. Findings -Whilst the consensus was on "enabling design requirements to be easily visualised and co-ordinated by site staff" to make designs buildable, clients and design teams differed from contractors in perspectives such as overcoming site restrictions, achieving standardisation and flexibility. When applied to construction systems, clients and design teams ranked precast systems higher than contractors, who favoured in situ systems. Research limitations/implications -Since the research was conducted in Hong Kong, the interpretation of the findings should be based on this contextual background as described in the paper. Originality/value -This paper highlights the common and different perspectives of the design decision-making group and the execution group in evaluating buildability and the reasons underlying their decisions. It paves the way for meaningful benchmarking of an important attribute affecting all construction stakeholders. The results form part of the development of a Buildability Assessment Model for use in Hong Kong, which is a useful tool for benchmarking buildability of designs, as in other countries (e.g. Singapore) which see the benefits of this important attribute on project performance.

Despite allocating huge budgets to civil engineering projects, detailed planning, and employing human resources, project managers still face time, cost, and quality constraints. Most of these challenges are due to a lack of integration of different project phases and the limitations of the presence of construction and maintenance contractors in the initial stages of the project. Considering the benefits of applying constructability, operability, and maintainability (COM) concepts, many problems caused by lack of coordination, or duplications and weakness in management, and also time and extra costs due to lack of presence of construction and maintenance contractors in the early stages of the project are resolvable. In this regard, various studies have investigated the benefits of applying these concepts; however, there has been no comprehensive analysis of the benefits of COM. As a result of focus on the benefits of implementation of these concepts and evaluating the effect of each of these strategies and benefits, from different perspectives during various time periods, managers can increase project efficiency and productivity, and improve their performance, through using concepts and strategies of their implementation. This research aims to evaluate the trend of studies on the benefits of implementing constructability, operability, and maintainability in the construction industry. For that, the in-depth literature review method is applied. For qualitative analysis of the obtained information, descriptive analysis has been used. Then, the data was coded, and classified using Excel Software for quantitative data analysis. Finally, the charts presented were evaluated according to the classified fields of study. The necessity of performing such a study is significant because of the fact that a large share of a project's problems, such as lack of plans' integration and weakness of administrative system, and increasing time and cost, are due to lack of exchange of information and ineffective relationship between the design people and the construction and maintenance stakeholders, and ignoring the effects of design decisions on constructability and operability and maintainability implementation.
