In this paper the meaning of “under invoicing in a real estate market” signifies that the market value of real property exceeds its record value appearing in government documentation. The purpose of this study is to identify the level of under invoicing and determine the factors that affect the under invoicing in real estate markets in Pakistan. We apply OLS and Extreme Bounds Analysis techniques to test our propositions. The statistical sample consists of 338 real estate contracts. We find that under invoicing is determined by a multiplicity of factor. These include: the capital gains tax rate, the measurable amount of corruption in the economy, the risk-free rate, a buyer’s profession, the reputation of the local housing authority, and the degree of disequilibria in regional real estate markets. Our findings are consistent with four distinct hypotheses: (a) tax evasion hypothesis, (b) widening gap hypothesis, (c) a corruption hypothesis and (d) a signaling hypothesis. The evidence suggests that higher rates of taxation and a larger statistical incidence of corruption in markets tend to be associated with a greater probability of under-invoicing. The findings of the study have practical implications for those investors who are interested in real estate markets of emerging and developing economies.

Purpose This paper describes the development and implementation of a modular school building design prototype to support “build back better” after the disaster. The purpose of this paper is to bridge the gap between the two standard practices of post-disaster reconstruction: the quickly temporary construction and the permanent solution with longer time to complete. Design/methodology/approach The modular school design prototype was developed based on three design criteria established to achieve a relatively quick construction with good quality as a post-disaster permanent solution. The prototype was implemented in Kerandangan Village, Lombok and evaluated to review its compliance with the design criteria. Findings Three design strategies were proposed to respond to the main design criteria: the use of modular units and components, the material durability and availability, and the “plug-and-play” configuration system. Through these strategies, the prototype demonstrated the ability to perform as a permanent solution to be implemented in a short time. The prototype evaluation suggests some possible improvement to ensure a more efficient process and further replicability. Originality/value The development of the modular design bridges the gap between temporary and permanent approach for post-disaster school reconstruction. The highlighted criteria and the proposed design strategies contribute to the “build back better” attempt by providing better learning experiences for children through a replicable modular design that could be flexibly adapted to various local contexts.

Sustainable practices at construction sites should be considered from the start of the project, meaning during the design phase. A model for the implementation of sustainability at a site is an important management tool, and its adoption can indicate good practices and propose an assessment of local conditions. Thus, the main contribution of this article is to propose a practical model to evaluate the level of implementation of sustainable practices at construction sites. The model was based on sustainability certifications and validated at six construction sites in Brazil. The results indicate that construction companies that possess environmental certifications have better levels of implementation of good practices at their work sites. However, it was noted that it is not necessary for a company to obtain an environmental certification; rather, it is necessary for sustainability strategies to become corporate culture.
