Delay is the most common problem in the construction industry. It has many negative effects on project's success in terms of time, cost, quality, and safety. From the literature review, a total of thirty-five factors of delay were selected. These factors were divided into seven groups related to materials, manpower, owner, consultant, contractor, construction, and external problems. This study was carried out to identify the main causes of delay for a construction project through their importance level. The importance level was determined based on the frequency of occurrence and severity of impact. The structured questionnaire has distributed to the respondents who have much experience in construction management in Bangladesh. The results of analysis indicated that top five factors of construction delay according to their level of importance are: (1) price of construction materials increased very rapidly, (2) political situation (revolution/ public strikes), (3) shortages of skilled workers, (4) poor site management and supervision by contractor, (5) incompetent/ immature subcontractors. These findings of this study are expected to be significant contributions to Bangladesh construction industry in controlling current performance of project on time overrun.

Abstract. Construction projects play an important role in the economic development of every country. Nevertheless, review of projects' documents indicates that, in most cases, the projects are not nished on assigned budget as scheduled, such that they sometimes loss their economic justi cation and simply fail. Consequently, devising suitable solutions is essential to the prevention of such failures. This is impossible without identifying the foremost causes of failure. In this study, rst, all factors of failure are identi ed using Fault Tree Analysis (FTA). FTA as a diagnostic tool allows us to e ciently isolate root causes of failure. To rank these factors, dedicated specialists are requested to assess the risk of each cause using linguistic terms; thereby, relevant calculations are carried out using the Linguistic Weighted Average (LWA). Undeniably, considering the complexity of construction projects and incomplete expert knowledge, judgments must not be made using crisp value conception. Hence, fuzzy theory is utilized to achieve more accurate results. Results indicate that the majority of problems in projects stem from nancial concerns and shortcomings of bidding process. In the last section, an actual case study is used to validate our results.

Construction delays are considered a common worldwide problem. Previous studies have investigated construction delay factors from the perspectives of different project stakeholders. However, a thorough analysis of such delays on different types of construction projects in different geographies is still lacking, precisely the effect of employers’ delays in traditional and building information modeling (BIM)-enabled projects. This research proposes a research framework to address potential employer-caused delay factors in traditional and BIM-enabled projects. A cross-sectional literature search was carried out to review construction delay factors and employer-caused delay factors in traditional and BIM-enabled projects. The study found that: (a) a research gap exists in traditional construction delay studies in specific continents and project types as well as in BIM-enabled project studies, (b) delay aspects have not been addressed or have been partially addressed in previous studies, and (c) a relationship model between employer-caused delay factors and success factors can be developed by studying the effects of BIM barriers and implementation strategies. This paper is the first to present a comprehensive review on delay factors and tender a novel framework to address employer-caused delay factors in both traditional and BIM-enabled projects.
