Disseminating detailed and accessible information about the built heritage is fundamental to help understand the value and meaning of that heritage to society. Recent research highlights the potential of the Historic Building Information Modeling (HBIM) system for managing and disseminating heritage. However, this area is still in an early stage of development. This study aims to present a state-of-the-art review on the use of HBIM for both disseminating the value of historic architecture and managing the public use of heritage assets. The research methodology consisted of extensive bibliographic computer database searches of the study topic through specialized search tools. To this end, significant keywords have been used, such as HBIM to culture dissemination, HBIM to ICT and HBIM to public use management, among others. A total of 85 papers were initially selected. After a preliminary reading, 37 studies have been selected for this review. Later, a quantitative and critical analysis identifying the main themes and perspectives of these academic papers has been carried out. The results indicate that technological solutions have been developed to convert HBIM into models suitable for portable devices, the purpose of which is to offer virtual tours (VR) and augmented reality (AR) applications, as well as architectural heritage maintenance applications. There are also gaps in knowledge that have allowed us to establish a starting point for future research. As a conclusion, we can advance that it is essential to further the heritage interpretation of HBIM information so that the non-expert public can better understand architectural assets and their history. Also observable is the need for optimizing HBIM processes for heritage diffusion and public use management. Finally, we also noted it would be very useful to identify the most efficient way of collecting and processing data in order to achieve the best HBIM technical information for dissemination purposes.

Lina Bo Bardi’s Glass House (Casa de Vidro) is a National Historic Landmark designed and built in the late 1940s in São Paulo, Brazil. The house is one of the symbols of modern Brazilian mid-century architecture. It is a historiographical reference of the history of modern architecture in Brazil. This article reports the experience, outcomes, challenges, benefits, and limitations of the Heritage Building Information Modeling (HBIM) process. The HBIM was developed for Lina’s Glass House considering the following steps: modeling planning; data acquisition; model elaboration; recording of pathologies and damage; data management; documentation process. The HBIM developed includes historical information and geometric data from direct measurements, laser scanning, photographic survey, and pathologies documentation. The model allows professionals responsible for architecture, conservation, and restoration to access integrated information on projects and the current condition of the buildings easily and quickly. Good precision was achieved for important building elements, contributing to maintenance and restoration actions. This experience allowed the development of an integrated workflow of activities for collecting, processing, recording, and managing information that may serve as a baseline for future projects for the documentation of modernist buildings.

The benefits and challenges posed by Building Information Modelling in documenting the existing buildings comes from the development of the digital support to the needs, compatibility and interoperability of applied technologies and at the same time of the available knowledge and skills to use a wide range of necessary technologies. Within the scope of Heritage Building Information Modelling, the use of 3D views has become a common practice, often hindered by complex geometry and layered time changes of constructive systems. Implementation of BIM for heritage buildings is developed through the procedures of designing parametric objects and selecting compatible technologies to create a rich information model. The paper presents the application of the 3D BIM approach in researching, documenting and interpreting the historic building of the baroque Palace of the Slavonian General Command in the historic core of Osijek, Croatia. Applied recording technologies, laser scanning, and thermal scanning, as support for HBIM, have been chosen according to selective research goals of the Palace of the Slavonian General Command. The method of simulating non-existent constructive elements from assumptions and analogies is presented as the preceding procedure of creating a HBIM library that opens the possibility of the broader dissemination of information on the explored heritage. The results point to the advantages of the model building approach for valorisation and interpretation of constructive changes over time, through the modelling logic, closely relating to the logic of construction.
