The subpar performance of housing construction projects has been attributed to their reliance on traditional construction methods. In response to this issue, numerous innovative approaches, including modern methods of construction (MMC), have been employed to facilitate the execution of housing projects. The present study explores the use of MMC, specifically lean, offsite, and simulation (LOS) techniques, in delivering housing construction projects within the United Kingdom. Employing a qualitative research approach, eighteen relevant stakeholders from England, Wales, Scotland, and Northern Ireland were interviewed to fulfil the study’s purpose. The findings demonstrate that the integration of LOS techniques is advantageous in the delivery of housing construction projects. Moreover, governmental support, collaboration, leadership, training, stakeholder engagement, and environmental consideration were identified as critical factors facilitating the implementation of LOS in housing project delivery. This study provides valuable insights into the key factors that support the adoption of LOS techniques within the UK context and can serve as a guide for stakeholders in the future use of LOS in the UK housing sector. Furthermore, the empirical and qualitative evidence presented on the application of lean, offsite, and simulation (LOS) in housing delivery in the UK can contribute to efforts to address the country’s housing shortage.

PurposeThe purpose of this paper is to provide insights into the environment, resources and surroundings factors to develop a system dynamic model of dynamic project scheduling that aids on-time project delivery by reducing the project delay for the road construction industry in New Zealand (NZ).Design/methodology/approachThis study adopted narrative inquiry methodology that involved semi-structured interviews (SSI)/expert opinion and systematic literature review (SLR) data to determine the environment, resources and surroundings factors to develop a system dynamic model of dynamic project scheduling that aids on-time project delivery by reducing the project delay for the road construction industry in NZ. The data were analysed by using descriptive analysis, Likert scale and thematic analysis techniques to understand the relationship of these factors to propose a system dynamic model.FindingsThis study concludes that weather, pandemic, material, geotechnical and disaster factors highly influence while other factors such as equipment shortage, breakdown, design error, labour and event had mixed impact on the dynamic scheduling (DS) that aids on-time project delivery. The proposed system dynamic model can enhance the understanding of factors affecting DS.Research limitations/implicationsSLR is limited to English literature. The limitations of an SSI and a small sample size are acknowledged.Practical implicationsThe proposed model can reduce the uncertainty and scheduling errors during the planning phase and aid in the lesser scheduling modification during the execution phase. In practice, this study will be helpful for road contractors to understand environment, surroundings and resource in-control and out-of-control factors, overcome road construction delays, reduce cost, aid in stakeholder management and sustainable development.Social implicationsThe inclusion of environment, resource and surroundings factors in force majeure clauses will bring an understanding between contracting parties and in turn reduce disputes and delays and help social causes such as on-time infrastructure delivery.Originality/valueFor the first time in a road construction, dynamic project scheduling model that collectively included and linked environment, resource, and surroundings factors to determine the in-control and out-of-control factors for an organisation is proposed. The novelty in the paper is provided by the inclusion of the events, disasters, and pandemics influence on DS in the NZ road construction industry for the first time.

Building Information Modeling (BIM) provides an excellent opportunity to digitally document and visually display construction projects’ information throughout their whole lifecycle. Another recent technology that fosters the digital transformation of the construction sector is blockchain-based smart contract. In combination with BIM models, such smart contract can be used for delivery, acceptance, and payment (DAP) process automation in the construction industry. The DAP process can be modelled by using smart contracts and securely stored via a blockchain. Since smart contracts are programming codes, for stakeholders it is difficult to understand what is exactly written in them. Therefore, it is necessary to visualize the state and executed transactions of the deployed smart contracts. In this paper, a framework is highlighted to record and visualize the status of the DAP processes by combining BIM with smart contracts using the Business Process Model and Notation (BPMN) to develop a smart contract system. With the help of suitable visualization concepts, the individual transactions of the blockchain can be displayed in a comprehensible way. The feasibility of the framework is presented through an illustrative implementation of the smart contract system. The proposed framework can help project participants better understand the current state of a smart contract.
