Application of the Likert and Osgood Scales to Quantify the Qualitative Features of Real Estate Properties

Abstract: The variables used in statistical research can be measured on different scales. According to Stevens the most common division of measurement scales distinguish four main types: nominal, ordinal, interval and ratio. The chosen scale of measurement implies further the possibility of applying certain statistical methods. For socio-economic research it is frequent that among independent variables appear variables of a qualitative nature. This study presents the idea of the application of the Likert and Osgood scal… Show more

“…If we want to analyse the attributes of a real estate property by means of statistical or econometric methods, all of them must be presented on the same scale. In order to consider all variables for the analyses, all of them must be transformed into the weakest measurement scale (Walesiak, 1996;Foryś & Gaca, 2016).…”

“…Econometric methods require accumulating observations about the values determined by the highest possible number of factors, so that e.g. elimination of negligible or redundant factors is possible (Gatnar, 2008;Foryś and Gaca, 2016), as well as the selection of their most favourable configuration. Every factor should be present in possibly all variants of intensity.…”

“…The problem of using appropriate coefficients to calculate the relationship between property features (attributes) is increasingly discussed. The authors point out the correct use of coefficients depending on the scale on which the attributes are presented (Dmytrów, et al, 2019;Babatunde, 2018;Gaca, 2018;Doszyń, 2017;Foryś & Gaca, 2016;Gaca & Sawiłow, 2014). Attention is also paid to the type of relationship between variables -straight or curvilinear (Barańska, 2019a(Barańska, , 2019b and to issues related to the collinearity of variables (Doszyń, 2019).…”
