In modular construction, given the different undertakings compared to conventional construction, the latter deems less risky. However, the current industry is faced with malpractices which are loopholes disabling full capacity performance. There is a noticeable lack of studies specifically analyzing the risk management approaches. This study aims to vigorously analyze all risk management approaches applied in previous projects by compiling qualitative and quantitative content for the eased risk assessment of modular projects. By performing a systematic literature review and meta-analysis, 175 documents were finalized and manually analyzed. Synthesis of the literature was carried out to generate graphs, illustrations, and tabularized content, followed by critical explanation for relevant risk management approaches identified according to risk category and project criteria. Risk management approaches for modular construction were showcased in terms of yearly trends, geographic involvement, keywords mostly encountered, and universities and institutions involvement. Classified risk management approaches were tabularized alongside a research domain targeting technical risk management approaches. Future work scopes were suggested with percentage initiations from analyzed studies. This study is a fundamental steppingstone in broadening knowledge on risk management approaches of modular construction and will aid both academicians and practitioners to get direct insights on current trends with project-oriented results showcased.

A construção modular é uma abordagem que se caracteriza pela fabricação fora do local de componentes volumétricos pré-fabricados, com posterior transporte e montagem, no local da obra. Trata-se de uma estratégia que tem sido utilizada, nos últimos anos, como uma resposta para os cenários de escassez de mão de obra, baixa produtividade, controle de custos e prazos, entre outros. Apesar de suas vantagens, a implementação da construção modular ainda apresenta desafios, carecendo de soluções gerenciais vertedoras de sucesso. Nesse contexto, diversos estudos têm se debruçado sobre a aplicação da construção modular em diferentes segmentos da indústria (imobiliário, hospitais, habitação de interesse social, entre outros), exibindo obstáculos e possíveis soluções gerenciais a serem aplicadas. À luz destes trabalhos, o presente estudo visa apresentar uma revisão sistemática da literatura acerca dos aspectos de gestão da construção modular. Como resultado, foi possível constatar que várias ferramentas digitais e abordagens gerenciais têm sido empregadas para amparar a construção modular, frente aos obstáculos que esta indústria ainda enfrenta. Notou-se, em especial, ênfase no emprego do Lean Construction, BIM, RFID, sistemas de gestão da qualidade e análise de risco como formas de asseverar o sucesso dos projetos modulares.

The construction industry has experienced stagnation and perhaps even a decline in construction labor productivity for decades. This is problematic as labour costs in construction constitute up to 60% of the total project costs.This research aimed to investigate further how much complimentary lean construction tools could impact Construction Labor Efficiency (CLE). CLE is a key element in the denominator when calculating Construction Labor Productivity (CLP) because CLP focuses on maximizing value-adding-work time (numerator) and minimizing nonvalueadding-work time (denominator).A case study research approach with four renovation projects was used to collect Lean Implementation Degree (LID) and CLE data. The research findings showed a strong positive correlation between LID and CLE in the four renovation projects.The findings have implications for both academia and industry professionals. Academia now has initial results on which future research can be built. Industry professionals now have a better understanding of how lean improves efficiency and hereby better arguments for why lean construction methods must be implemented in future renovation projects.The research was limited by a small sample size of only four renovation projects. Thus, further research is needed to validate the effects in renovation projects and other types of construction projects as well.
