Despite being established in Vietnam for over a decade, LOTUS has not achieved the same popularity as other international green building rating systems (GBRS), such as LEED and Singapore's Green Mark (GM). Consequently, concerns about its effectiveness persist. This study employed a systematic literature review to compare and analyse the effectiveness of LOTUS against LEED and GM rating systems. The findings revealed that LEED was the most widely adopted GBRS in Vietnam. While the primary criteria identified across all three systems were energy, water, materials, and indoor environment, the critical aspect of sustainability was environmental. Although GM placed a greater emphasis on sustainability and climate-responsive design, LEED and LOTUS prioritised site location. These results suggest that the late introduction and complexities surrounding the initial versions of LOTUS significantly contributed to its limited popularity in Vietnam. To enhance its effectiveness, this study recommends that the Vietnam Green Building Council (VGBC) increase its engagement with green building researchers and construction stakeholders both within and outside Vietnam, with the aim of simplifying its approach. A more user-friendly and streamlined version of LOTUS will likely encourage adoption by Vietnamese construction practitioners, thereby raising awareness of green building practices in Vietnam.

The traditional construction industry has a significant and far-reaching impact on the environment, economy, and society. Green-certified buildings, with LEED (Leadership in Energy and Environmental Design), BREEAM (Building Research Establishment Environmental Assessment Method), DGNB (Deutsches Gütesiegel Nachhaltiges Bauen), or other certifications during the design stage, have great potential for increasing the effective use of resources and energy, reducing pollution, etc., and so their number has increased greatly in recent years. The post-occupancy evaluation (POE) of green buildings involves assessing whether they meet expected performance during the in-use phase and comprises four steps: (i) carrying out the research purpose/goal; (ii) determining the research objectives; (iii) conducting data collection, analysis, and visualization; and (iv) obtaining the results and drawing conclusions. However, there is a lack of reviews of POE research and analysis of reasons for actual performance gaps. In response and through a comprehensive literature review/analysis, this article summarizes the actual performance gaps of various greencertified projects, analyzes the reasons for failures, and proposes potential solutions. It is found that 74%, 12%, and 14% of the projects perform better, similar, and worse, respectively, than their non-green counterparts. Future POE green building projects can be optimized from the perspective of the building, user, and POE system. To optimize green building actual performance, it is important to ensure the sufficient education of installation and maintenance personnel and occupants’ green behavior, while interior design and decoration, the impact of user demographics, and POE performance indicators are key factors to be considered in green building design strategies and lifecycle evaluation systems.

PurposeThe purpose of this paper is to identify the key facilitating factors for smart sustainable practices (SSP) and develop a project evaluation model (PEM) for SSP implementation in Nigeria and Hong Kong. SSP is coined from the integration of digital technologies such as Building Information Modelling (BIM) to facilitate sustainability practices.Design/methodology/approachThe study employed a quantitative research design approach using empirical questionnaire surveys to solicit the opinions of 69 and 97 construction practitioners in Nigeria and Hong Kong. Purposive and snowball sampling techniques were used to identify the potential survey respondents. The fuzzy synthetic evaluation technique was used to develop the PEMs.FindingsThe findings revealed that adequate technical expertise of the SSP processes is critical in enhancing its implementation in Hong Kong and Nigeria; as well as the provision of training programs for specialists in smart and sustainable initiatives. Meanwhile, the study's findings advocated that for an SSP-enabled construction project, its project performance is mainly influenced by the client's satisfaction level and the early involvement of the project teams.Research limitations/implicationsThe study's results are limited to the Nigeria and Hong Kong construction industries.Practical implicationsConstruction stakeholders such as the clients, developers, contractors can utilize the PEMs to determine and track SSP initiatives implementation in building projects in a reliable and practical way.Originality/valueNo tool has been developed for evaluating SSP initiatives at the project level in the construction industry. Using case studies of Hong Kong and Nigeria, PEM indices were developed to measure and track SSP implementation in construction projects.
