Analisis Value Engineering Pada Proyek Perumahan X Di Tangerang Selatan

Abstract

The cost of building a construction project is very important and requires good control so that the project can run according to plan. The research was conducted in one of the residential housing projects located in South Tangerang, the cost for architectural work is greater than other costs, for that an engineering value assessment was carried out to find out the cost savings of architectural work in project x, by identifying which work tends to incur high costs through the phase information, construction phase, analysis phase, development phase and recommendation phase, and using paired comparison and decision matrix methods. Furthermore, the determining factors are sought to be used as a substitute for the design. The cost of working on a red brick wall for a 7x10 type house is Rp. 2,468,993,947.28, after doing value engineering with alternative 1 (replacing red brick walls with bricks) a cost of Rp. 2,048,059,320.60 savings of Rp. 420,934,626.68 (17.04% of the total cost of wall work) and for a 7×12 type house a savings of Rp. 643,039,928.39 (17.60% of the total wall work cost). AbstrakBiaya pembangunan proyek konstruksi sangat penting dan memerlukan kontrol yang baik agar proyek dapat berjalan sesuai rencana. Penelitian dilakukan di salah satu proyek perumahan residensial yang terletak di Tangerang Selatan, biaya untuk pekerjaan arsitektural lebih besar dari biaya lainnya, untuk itu dilakukan penilaian value engineering untuk mengetahui penghematan biaya pekerjaan arsitektural di proyek x, dengan mengidentifikasi pekerjaan mana yang cenderung mengeluarkan biaya tinggi melalui fase informasi, fase konstruksi, fase analisis, fase pengembangan dan fase rekomendasi, dan menggunakan metode paired comparison dan decision matrix. Selanjutnya dicari faktor penentu untuk digunakan sebagai pengganti desain. Pengeluaran biaya pekerjaan dinding bata merah untuk rumah tipe 7×10 adalah sebesar Rp. 2.468.993.947,28, setelah dilakukan value engineering dengan alternatif 1 (mengganti dinding bata merah dengan dinding batako) didapatkan biaya sebesar Rp. 2.048.059.320,60 didapatkan penghematan Rp. 420.934.626,68 (17.04% dari total biaya pekerjaan dinding) dan untuk rumah tipe 7×12 didapatkan penghematan sebesar Rp. 643.039.928,39 (17.60% dari total biaya pekerjaan dinding).

Application of Value Engineering in Architectural Work on the Lahairoi Lateri Church, Ambon City
