Land-use suitability is the ability of a given type of land to support a defined use. Analysis of land-use suitability requires the consideration of a variety of criteria, not only the natural/physical capacity of a land unit, but also its socioeconomic and environmental impact implications. As land suitability is assessed within a Geographic Information System (GIS) environment, it is formulated as a multi-criteria decision making (MCDM) problem. The study was conducted in the Sangab Plain in northeast Iran. We investigated the study area's suitability for grassland and agricultural uses. A hybrid method of the analytic hierarchy process (AHP) and GIS methodology was applied to evaluate land suitability based on a set of criteria and sub-criteria. Results showed that 20% of the study area had high (rich), 65% had medium (fair), and 15% had low (poor) suitability for agriculture. In terms of grassland use, the comparable amounts were, respectively, about 7%, 23%, and 70%. The lands of the Sangab Plain have medium potential for agricultural use and low potential for grassland use. This paper used both qualitative and quantitative techniques.

Rural Second Homes and Their Impacts on Rural Development: A Case Study in East Iran

Previously, rural tourism has developed due to population growth, urbanization, development of transportation, and communication routes. In this context, rural second homes (RSHs) are considered as one of the main instruments of permanent and temporary residency tourism. This study intended to evaluate the impacts that "rural second homes" have on rural development in the Khorashad village in the South Khorasan province of Iran. Data were collected through a questionnaire. Using a random sampling method, 146 permanent rural residents were selected. Results showed that in the view of the respondents, the most important positive and negative impacts of RSHs were, respectively, the physical-environment and socio-cultural aspects of the area. Furthermore, a significant correlation was found between job type, gender, and purchase/construction year of the RSHs and people's perceptions toward the impacts of RSHs. The study concluded that the most important strategies to reduce negative impacts and increase positive impacts of the RSHs are to, respectively, improve public policies and design geographical distribution patterns in order to develop RSHs.

Abstract-Land Use and Cover Change (LUCC), especially, Agricultural Land Use Change (ALC) as a result of human activities over the past 50 years, is converted to a main challenge of 21 century. This is especially important because of its direct relations with issues such as food security and environmental sustainability. According to the 2012 FAO report, the per capita of arable land in the world declines 1.46% from 1970 to 2009. This decrease for Iran has been 2.054%. It represents that ALC in Iran is worse than the most of the other areas of the world. The main object of this study was determining the effects or impacts of ALC in Iran. The study group consisted of the executive officers and policy makers who were working in Agricultural Lands Organizations and Administrations in 2012. For data collection a questionnaire which was completed with interview method was used. The numbers of interviewees were 101 persons. The collected data were analyzed using descriptive statistical and factor analysis (FA) methods. This study showed, among the main economic, social and environmental impacts of ALC, "increasing the land price as a result of ALC", "motivate the other farmers to ALC" and "increasing the energy consumption per unit area" respectively had been the most important impacts. But, based on the FA method, the most effective impacts of ALC were "increase the risk of rural households' income", "increased the uninhabited villages" and "reduces the air quality".
