Urban renewal and sustainable development are two popular issues in both policy agenda and academia. Although their importance has been increasingly recognized, an integrated review covering sustainability, planning, and urban renewal has yet to be produced. Based on 81 journal papers, this paper presents a critical review of recent studies on sustainable urban renewal over the period 1990 to 2012. The review focuses on the planning sub-system and the social sub-system of urban renewal in terms of the evaluation of sustainability. The complexity of achieving sustainable urban renewal is emphasized and discussed.To better clarify the mechanism behind the urban renewal process and improve urban sustainability, recommendations of future research directions are also provided.

Abstract. The problem of multi-family building maintenance is complex and comprises numerous issues, one of which is the process of planning expenditures for residential building renovation. This task is important from the manager's point of view as their responsibility is to maintain a building in a non-deteriorated condition. To fulfil this task, the authors of this paper suggest utilising a decisionmaking model aimed at defining renovation activities making it possible to retain the maintenance standard (as regards newly commissioned residential buildings) or improve it (as regards existing buildings). The suggested model is based on a multi-criteria building assessment including seven requirements. The calculations conducted using the suggested model enable us to define the costs and scope of renovation taken to ensure the assumed building condition or, by assuming various rates paid to the renovation reserve, to define the period in which the above-mentioned goals may be achieved.

Stakeholders’ Expectations in Urban Renewal Projects in China: A Key Step towards Sustainability

China's fast growth of economy and urbanization have driven large-scale urban renewal projects, thus triggering a wide spectrum of unsustainable problems. Little research has systematically explored the stakeholders' expectations in urban renewal projects in China. A deeper understanding of the divergent interests and expectations of the key stakeholder groups is an important step towards sustainable urban renewal. This paper aims to analyze the stakeholders' expectations on urban renewal projects. Eighteen factors are identified and compared among the main stakeholders: government sectors, consulting parties, the general public and affected residents in both redevelopment and rehabilitation projects, using questionnaire survey and interviews in Chongqing, China. The results reveal that there exist enormous differences of opinions and interests among stakeholders in all economic, environmental and social aspects. To achieve sustainable urban renewal in China, the governments ought to reconsider what the "public interest" stands for. In-situ residents should be understood and treated differently, based on the type of projects. An effective dialogue mechanism as well as supportive administrative and legal system should be established. Moreover, urban-renewal-related education and publicity should be a long-term strategy to change current awareness of different stakeholders, by improving their skill and willingness to participate.
