Active leading indicators (ALIs) have the potential to identify safety hazards and prompt immediate actions to prevent incidents. Currently, there is a major gap in research that incorporates a fully automated ALI system because implementation has been hindered by a lack of established industry thresholds of measurable performance that would trigger an actionable response. Therefore, this paper addresses this gap by presenting a new method that utilizes the Internet of Things (IoT) to collect quantifiable data which can trigger an actionable response in real time based on established thresholds. This novel method integrates the Construction Industry Institute (CII) active leading indicator framework with a prototype IoT-based system. Significantly, the ALI provides the physical–virtual feedback loop, which is an essential aspect of the IoT system because it provides real-time feedback to both the users and systems. This paper also identifies potential inputs to the ALI framework from emerging IoT-enabled systems. A case study was presented to initially validate the IoT-based ALI framework. Bluetooth-enabled heart rate monitors were issued to workers in a hazardous and critical mining construction site. The ALIs that were recorded included heart rate and body temperature. Thresholds were established that alerted the monitoring safety staff when a worker exhibited potentially unsafe conditions. The results of the study demonstrated the feasibility of the system. Additionally, other results included worker resistance; non-disclosing of medical conditions, and limitations for IoT connectivity.

In multi-owned buildings, a community of residents live in their private properties while they use and share communal spaces and facilities. Proper management of multi-owned buildings is underpinned by rules related to health, safety, and security of the residents and visitors. Utilizing Internet of Things (IoT) devices to collect information about the livable space has become a significant trend since the introduction of first smart home appliances back in 2000. The question about who owns the IoT generated data and under what terms it can be shared with others is still unclear. IoT devices, such as security camera and occupancy sensors, can provide safety for their owners, while these devices may capture private data from the neighborhood. In fact, the residents are sometimes not aware of regulations that can prevent them from installing and collecting data from shared spaces that could breach other individuals’ privacy. On the other hand, Building Information Modelling (BIM) provides a rich 3D digital data environment to manage the physical, functional, and ownership aspects of buildings over their entire lifecycle. This study aims to propose a methodology to utilize BIM for defining the legal ownership of the IoT generated data. A case study has been used to discuss key challenges related to the ownership of IoT data in a multi-owned building. This study confirmed that BIM environment can facilitate the understanding of legal ownership of IoT datasets and supports the interpretation of who has the entitlement to use the IoT datasets in multi-owned buildings.

Building information modeling (BIM) has emerged as one of the key trends in the architecture, engineering, and construction (AEC) industry. As interest in BIM rapidly increased, the quantity of related literature also increased, thus, it has become important to analyze and identify the key topics and trends in BIM research over this period. Therefore, in order to analyze the research and technology trends related to BIM in Korea, we used the text-mining technique. In addition, by analyzing BIM-related papers using text-mining technology, we can analyze the patterns, main research trends, and trends in specific fields through data preprocessing, which formalizes the unstructured data of sentences, thus presenting us with a specific strategic plan for the future direction of research and technology related to BIM in Korea. In order to propose a strategic direction for future BIM-related research and technology in Korea, in this study, many researches related to BIM in Korea were collected and changes in the patterns and research trends of the BIM research periods were analyzed by dividing them it into the periods of introduction, development, and adaptation using text-mining methods and techniques, frequency analysis, and topic modeling methods. Therefore, in the future, BIM will be developed not only in the field of architecture but in all fields related to the construction industries, such as civil engineering, aviation, and shipping, and more active research will be conducted in various fields.
