4D BIM Simulation Guideline for Construction Visualization and Analysis of Renovation Projects: A Case Study

Abstract: With the BIM applications on fast-track, it is being used for new construction and recently being utilized for renovation, retrofitting, and repairing purposes. Although many studies have been conducted to identify BIM capabilities in renovation projects, the application of 4D BIM for both the demolition and the construction phases of renovation projects is still underdeveloped. This paper presents a guideline to apply 4D BIM for complicated renovation projects that include demolition and construction phases. … Show more

“…The 4DBIM improves site planning and scheduling optimization, encourages seamless coordination between architects, contractors, and on-site teams, maintains better preparedness in terms of the next steps during each construction stage, improves information sharing related to timeline expectations, reduces costly delays, and improves safety and efficiency by documenting an entire plan with specific details [18] . The 4D model enables engineers to see planning data, eliminating the need for conceptualisation, and quickly comprehending timetable issues [19] . It can help with early conflict identification by monitoring site status information in real time and displaying the effect of changes throughout the life cycle [20] .…”

“…The proposed guideline helps in construction management of scheduling, disagreements, and errors [46] Integrating the knowledge and experience into the early design phase and presenting to the contractor will minimize delay and budget overruns To develop a constructability index to make construction activities easier Pre-designed surveys Prefabrication of building components was found to have the highest effect on constructability [47] By considering sustainability and constructability in the initial phases of design, more efficient projects can be developed…”
