Incentive Model Based on Cooperative Relationship in Sustainable Construction Projects

Considering the cooperative relationship between owners and contractors in sustainable construction projects, as well as the synergistic effects created by cooperative behaviors, a cooperative incentive model was developed using game theory. The model was formulated and analyzed under both non-moral hazard and moral hazard situations. Then, a numerical simulation and example were proposed to verify the conclusions derived from the model. The results showed that the synergistic effect increases the input intensity of one party's resource transfer into the increase of marginal utility of the other party, thus the owner and contractor are willing to enhance their levels of effort. One party's optimal benefit allocation coefficient is positively affected by its own output efficiency, and negatively affected by the other party's output efficiency. The effort level and expected benefits of the owner and contractor can be improved by enhancing the cooperative relationship between the two parties, as well as enhancing the net benefits of a sustainable construction project. The synergistic effect cannot lower the negative effect of moral hazard behaviors during the implementation of sustainable construction projects. Conversely, the higher levels of the cooperative relationship, the wider the gaps amongst the optimal values under both non-moral hazard and moral hazard situations for the levels of effort, expected benefits and net project benefits. Since few studies to date have emphasized the effects of cooperative relationship on sustainable construction projects, this study constructed a game-based incentive model to bridge the gaps. This study contributes significant theoretical and practical insights into the management of cooperation amongst stakeholders, and into the enhancement of the overall benefits of sustainable construction projects.

Sustainability and Lean practices are two modern philosophies that are wielding influence in the construction industry. Researchers have observed that Sustainability and Lean implementation go hand in hand and there are benefits in implementing them together as 'Sustainable Lean Construction' (SLC). However, it was observed through a literature review that the contractors' top management support for implementing sustainable practices was not as evident as that of Lean implementation. In the Indian construction scenario, with the Sustainability initiatives and Lean implementation in preliminary stages, time is ripe for viewing them as concepts that complement each other and look for its widespread application as a combined credo. Commitment by owner organizations, compatibility with an existing contractual framework, design ability, constructability, government policy support, financial attractiveness, long-term relationship and increased market penetration are among the enablers that support the implementation of SLC in Indian conditions. The identified enablers and action points, therefore, pave the way for achieving the benefits of lean implementation and sustainable construction practices for fostering SLC practices in Indian construction.

Abstract. Objectives of a lean production system (LPS) is to maximise value and minimise waste, by applying specific lean tools and techniques such as 5S, LPS, JIT, VSM, PULL, Kaizen, Six Sigma and many others techniques in a new production process. LPS is a philosophy based on the lean principles developed in Toyota by [1] [2] named as lean manufacturing principles and further developed as lean philosophy [3]. The main benefits of utilising 5S are identified from the literature review and a structured questionnaire is prepared. The data is collected using convenient sampling technique from the professionals working in the industry. The collected data is analysed using different tools and techniques. A total of 9 benefits were identified from the literature review and the expert opinion from the industry. The findings of the study contribute to the existing body of knowledge and lay down few suggestions to the industry for implementing 5S in the Indian context. The findings of the study conclude that the lean principles support the Indian manufacturing industry to improve productivity, quality, and reduction in cycle time The study is conducted using primary data collection and the sample size is small (86).
