One major change in the modern construction industry worldwide in recent years is moving toward prefabricated buildings (offsite construction) to achieve sustainable development. Despite an increase in attention to ESG due to global stock markets’ requirements and prefabricated buildings aid industries in achieving the ESG goal, few or even no research investigated the ESG attributes of the prefabricated buildings. Additionally, ESG subitems in different industries receive varying attention. Developed countries are primarily subject to ESG rules, but ESG laws in developing countries are at their infant stages. No study examined the effects of economic progress on prefabricated buildings’ ESG attributes. The research gaps are filled by visualising and clustering the WoS and Scopus articles’ keywords, themes, and authors’ locations. This article also studied the evolution of this field. Based on the science map modularity cluster analysis, cost control is the most concerned issue in developed and developing countries. There are far more articles related to sustainability and environmental aspects of prefabricated buildings. Although the governance aspects of prefabricated buildings have not been thoroughly studied, inadequate governance increases bond yields. Therefore, future research on prefabricated buildings may expand to governance aspect to benefit industry and academia.

Prefabricated construction quality can not only influence the service life and function of buildings, but is also closely associated with the users’ safety. Therefore, effective quality management is significant for the development of this type of construction method in this industry. The current research regarding quality management in the field of construction mainly focuses on on-site construction, while lacking extensive attention to prefabricated construction. Based on the existing literature and expert opinions from the construction firms, the government, and academia, this paper summarizes 23 critical factors that affect the quality management of prefabricated construction, adopts the interpretation structure model-matrix cross-reference multiplication applied to a classification (ISM-MICMAC) to analyze the hierarchical relationship between these factors, and further investigates the influence degree of the relationship by using the decision-making trial and evaluation laboratory (DEMATEL). The result shows that the government guidance is the most important influencing factor, and other factors, including integration in the supply chain, laws and regulations, codes and standards for prefabricated components, technology, and professional personnel, etc., also play a critical role in the quality management of prefabricated construction. These factors can affect the quality of raw materials for the production, manufacturing and transport equipment of prefabricated components through assembly and design schemes, ultimately resulting in an influence on the quality of prefabricated construction. The study aims to identify a mutual relationship between the critical factors affecting prefabricated construction quality, which can help managers to have a better understanding of the quality of prefabricated construction, and take effective measures to improve the status quo as well as promote the sustainable development of prefabricated construction.

PurposeOwing to multiple superiorities to traditional counterparts, prefabricated construction (PC) has gained increasing attention worldwide. The development of PC projects reflects the effects of both policy supervision and PC practice, which aids the government in reasonably identifying the key issues of PC's promotion and rationally improving the policy deployment. However, existing studies fail to address this aspect, especially lacking quantitative exploration. This study explores the micro mechanism of PC's promotion, from the perspective of developing PC projects.Design/methodology/approachA tripartite evolutionary game model based on prospect theory of the government, developers and contractors is constructed. After rigorous theoretical deduction, this study adopts Changchun in China as a case city and collects the data using the Delphi technique, policy documents and literature analysis.FindingsResults indicate that contractors are generally willing to implement PC projects and the government chooses to actively supervise PC's promotion. The negative investment behavior of developers is the main obstacle to promote PC in Changchun currently.Practical implicationsThe conclusions are applicable to other comparable regions. This study is of value to promote PC with high efficiency and effect.Originality/valueThe tripartite evolutionary game model based on prospect theory proposed in this study is conducive to reveal the essence of PC's promotion. This is an important breakthrough in extant studies, with a broad applicability in the PC domain beyond China.
